Just thinking. How to the big apartment rent those units for twice what I"m asking for my clean, well equiped Single Family Home at half the price? No shared walls, park at the door, etc. How to they attract the applicants? What are the offering that I am not: Walk in closet? New? Their advertising must be working,,, how could i get mine to work and attract new applications? Trying to stay in the game. Just pondering!!

It’s an entirely different clientele. You can’t compete for many of those clients. I have the same issue. I have beautiful units that start at $1000 less than the new buildings in one area. I have seen almost no crossover in over a decade. --162.204.xxx.xxx |

Plenty of people don't want the maintenance and the bills that go along with a single family home rental.
Snow removal, mowing, cleaning gutters, etc. A lot of apartments offer gyms, pools, and all inclusive pricing. Even if they have to pay electric it doesn't cost much to heat/cool an apartment vs a single family home. --172.58.xx.xxx |

They also have the perception that Big Apartment screens much more than small owners so the changes of having a crazy neighbor seems lower. Especially if small landlord owns a number of SFH on the same street or if SFH is in a C- or lower area. --5.180.xxx.xxx |

I'm now in an apartment after living in SFHs since maybe 1985?
MOG I love it.
No worrying about NUTHIN' baby...
All of my neighbors are singles or couples. Some have been here 5 years (I asked) and still love it.
Trade-offs: I hate my extra-loud dishwasher. But I do HAVE one, so can't complain too much.
I miss nightly trash pick up EVERY night (they come to your door and take whatever you put outside. I forget EVERY night.) But the trash chute room is about 20 steps away, so oh well. Exercise.
It's a small space so can't have too much stuff. Yay.
My son envies me. He hates his house and the responsibility it entails. The constant upkeep. The yardwork. The appliance breakages. --73.216.xxx.xxx |

I am ALWAYS looking for places to buy Zero...but Richmond is well and truly overbuilt with luxury apartments, many empty, and older SFH are still well and truly overpriced! I've seen a few interesting places, but given the issues with older homes, not too many terribly exciting opps out there. As we all know these days :(

I have never seen a large place offer a Welcome Gift Plenty.
Something small but meaningful will take you a longways.
A simple follow up a few days after move in helps you as the manger out. Yes, you are checking in on them, but you are also checking to see if they are following rules and keeping the place clean. I also check on them just before the first rent payment is due. If there is an issue, I want to hear about it before there is any kind of shift in leverage.
I'll check back at the six-month time frame doing the routine site visit and then send out a survey about 8-10 weeks before the lease renewal. Way I see it, folks will decide if they renew early on in the process. If they have any issues that need truly addressed, I want them fixed before they decide NOT to renew.
If you are aiming to do simply the least and get the most, this would be my minimum to do list for reaching out to our customers. It is a balancing act in treating our clients as customers and as employees. Larger complexes may have staff and facilities, but we have flexibility.
Offer your new resident an opportunity to earn a sellers assist if they buy one of your units after establishing a 12 month on time payment history via Clear Now. BTW - did you even mention the price or location?

Function room = large gathering space with a kitchenette and bathrooms that can be rented or reserved for events that might be too large for the individual apartment or condo. Examples: baby shower, Grandma's birthday celebration. Sometimes the space is open in the evening for residents in the building to socialize, play cards or board games. Other places keep it locked and available only by reservation. Some places there is a fee, other places no fee.
