Landlords, after 20 years of being a landlord I have decided to sell. It look like I picked a bad time with rough winter. My realtor listing expires next month, and I don't think I should renew. I know DOM doesn't look good either. I do see some properties selling in this district, and my sale price is in the ballpark. It's also mixed use so can be residential or commercial and I currently have a unit open for showings. Should I just rent this empty unit or extend the sale agreement with realtor? --72.92.xxx.xx |

Lot of unknowns here. If I decided to keep it for sale I'd check out the real estate agent REALLY well as to if this person is really trying hard to get it sold. What exactly are they doing? Showings? Potential clients? Prospects? Are they really Working to sell the place or did they just throw it on the market and hope someone else sells it?
Have they hooked up with the local chamber of commerce and business promotion groups to get your property in front of all/most of businesses thinking of locating where your property is located? Are they giving you a regular update of who is interested? How they have followed up? What they are doing to get it sold?
Also, on a different track -- how is the homeless and rioter situation there? Does it look like the pictures we see of LA or Portland or Seattle or San Francisco with tents on the streets, protests and riots, and worse? Or is the snow too deep at the moment? I'll bet these nonsensical rules had something to do with your decision to sell:
Rhode Island requires landlords to give 2 days’ notice before entry, return security deposits within 20 days, and wait 15 days before sending a rent demand notice.
Landlords must disclose lead-based paint hazards, housing code violations, and property management contact information before or during tenancy.
Effective January 1, 2025, landlords in Rhode Island are prohibited from charging tenants convenience fees for rent payments unless they also offer at least one rent payment method that does not incur such a fee. --50.223.xx.xxx |

Richard, none of that effort made by the realtor. Area is a fast paced section and a shelter is located near by. The contract expires next month, and I am researching others. You are right Maple about the no sense policies as well.

Gee - sounds like RI is almost as LL unfriendly as NJ.
Anyway I plan to do some selling later this year. My broker is also a good friend AND an appraiser.
He suggests doing a market analysis just prior to listing, then choose a listing price SLIGHTLY BELOW the comp averages. This draws attention AND probable multiple offers - at least around here.
I've done this before and it works. Be careful to QUALIFY the offer you accept. If it falls through, runners up might pass (on principle) if you approach them after initially reject them.
Also your property is mixed-use making it unique and possibly less attractive to some investors.

Is there an overall slowdown in your market? What does the realtor think the problem is? Depending on the area, mixed use property is less attractive as it can be hard to rent. Is the commercial space occupied? --23.28.xx.xx |

I would rent the empty either way. Chances are the person who buys the place isn't going to want to live in it. Having it full might make it more attractive.
Definitely grill the listing agent about what they are doing. Is it possible you wanted it listed too high?
Not sure how long you need to keep it off market in an attempt to reset the DOM. But at least it will be rented and not costing you while you regroup.
