Wondering your experience.
My current strategy is to buy small commercial space that is suitable for service businesses. Between 2000-6000 sq ft spaces, reasonably located. Average purchase price- maybe $200k. My thought process: you can't "internet" or "ai" away a plumber or hvac guy. And...there's always new guys starting in these types of businesses.
Space suitable for businesses like:
Body shop
Mechanic shop
Contractor
Roofer
Plumbing company
Landscaper
HVAC
Wondering what YOUR experience has been with length of Tenancy for these types of business?

I've had good deals getting them in Industrial Parks in small towns. These small towns are usually glad to have industrial tenants and will often give you deals on taxes and hookups for the buildings if they are needed. Doing most of these in retail areas doesn't seem to work as well.
You can put up a quonset hut type bldg or a stand alone pole barn in these industrial areas much easier than other type areas. Also, no or few noise limitations and outside parking is easy for contractors, etc. Build the structure so there is a bath and a "office or break room" in it and you can have a watchman in there or use it as a lounge or bedroom if necessary.
As an example, I got an acre industrial lot in a small town for only $4500 with a $2000 hookup fee for water and sewer which were done by the city. Add a 30x40 pole barn for $35K and cut that into 3 bays 30x12 approx and rent each bay. Extra parking for storage of travel trailers and contractor equip too. --75.7.xx.xx |

I love my tin box properties. The price point is low, sometimes matching that of SFH. But these rent for nearly twice as much per square foot as houses do - but with less things that break down.
Networking within the Chamber will allow you to find quality tenants. Finding a tenant might be a challenge but once they are found, they are in there for years at a time --173.188.xx.xxx |

Do some google or FB searches on FLEX space. The 2000-3000 sq ft space demand is hot right now. You go to 6K feet and bigger... starts to cool off, fast...
I have actually got a rough drawing of two (5) unit buildings on 3.3 acres. all units 1900-2200 sq ft. 12'wide by 14' tall overhead doors, small office, bathroom with a corner shower, mezzanine space over the bathroom/office, 320 power, huge over fan (6ft wide one), LED lights. To build, 1M per building.....
