Bad Review on Zillow (by Don [MO]) Posted on: Feb 8, 2026 4:40 PM Message:
Being a landlord is never boring. Help. Been a landlord for 50 years. Never encountered a bad review on Zillow.. Resident move out per mutual agreement early. A real PITA! The resident has written up a bad review. First one ever! How, if at all do I communicate with Zillow. Will not response. I think would only cause more bad review comments. The resident has now add the review to another listed property. How do I deal with this problem? Becoming a more challenging business each day. --99.191.xxx.xx |

Could probably sue the tenant for slander. --73.19.xxx.xx |

I had a deadbeat prospect do this about 2 years ago. I received an email stating there was a review left. Read the email and review and it was clearly slamming my procedures. When I went to Zillow to actually find it, I couldn’t. Haven’t seen it since. I would ignore it. If you want in a month or two, copy and past a link to their criminal history as your response to their review. --24.152.xxx.xx |

Or even better, ChatGPT: “how to spot a pita tenant” and copy and paste that as your response. --24.152.xxx.xx |

Should just be another day at the office,
caring less each day, about what others think or say. --204.10.xxx.xx |

I had someone leave a 1 star but no review. I don't care.
I got them out of the unit and that is all I am concerned about. --65.188.xxx.xxx |

I've found advertising on Zillow to be a waste of time anyway it hasn't gotten me a good rental prospect in years.
And frankly now that I know tenants can leave reviews, I'm not using it anymore. That is completely toxic. I'm more than familiar with how a tenant can not follow the lease, not pay rent or even trash the place, and then blame you for it when you try to get them out.
My suggestion is to write Zillow and say you'll be doing your business elsewhere. As for me there's too much stress in my life already. I'm a big fan of 'never agains'.

I'd try this first: Tell Zillow your position is the tenant is lying, they don't know the facts of what happened during the lease and if you don't remove the review you're closing your account.
Its not going to be worth using them anyway if every time you have to keep some of a tenants deposit to cover their damages they can trash your reputation with revenge postings.
Yikes.

The only way to combat 1 bad review is with good reviews. The person I train with had 1 bad review and asked all his clients to post reviews. Now he has 30-40 amazing reviews and 1 negative. --73.149.xx.xxx |

@Still Learning [NH] I've sold merch on Ebay for 20 years and I agree it works that way with mail order purchases.
It might work with AirBNB too.
But I can't see reviews working with annual rental leases. I only have a few rentals. I may have a tenant 4 years at a time, how am I supposed to build 30-40 amazing reviews to offset that one land mine someone left as a parting shot?
And that person he mentioned is leaving additional sabotage reviews on properties they haven't even rented. --23.123.xx.xxx |

You are a landlord, what kinda review would you like?
Now that you have a review you can reply to it by stating the facts, or not. --173.188.xx.xxx |

Unless someone actually contacts you about the review I would let it sit.
Petty people gonna be petty.
If you do get contacted about the review then I guess you could state your side of it, but only if the respondent was someone you wanted to rent to. --47.227.xx.xxx |

I've gotten bad reviews on FB from people PO about the pre-screening and from tenants I've had to evict. I no longer advertise there for that reason along with the number of scam ads, people attempting to steal my ads for scams and the overall pool of tenants. --23.28.xx.xx |
