Most recent tour:

Married couple from overseas. He is 40 and she is 35.

2 EXTREMELY well behaved children 10 and 5

Speak English well

Have social security numbers and drivers licenses

Been in the country 2 years and have had one landlord (fairly notorious slumlord/criminal element). Semi furnished place around the corner. Town is cracking down on some of the established absentee landlords (their lease has many illegal clauses) so many are selling or selling to the land bank.

He is a self employed delivery driver and submitted his (turbotax self reporting) tax return for this year as well as a 1099-NEC Gross income shows around $72K

She works part time at the school. Her gross income is $6800 and she has the cake baking gig on the side.

Haven't done the 2 minute in home check yet nor pulled their credit yet but they indicate that their credit score is in the low 700s (yes I will be verifying that along with full credit/background check)

Pacer check shows clean (no court cases/bankruptcies etc--haven't been in the country long enough anyway I would think)

They pay their rent at the end of the month for the following month which isn't too much lower than my rent.

I asked if they had looked into buying their own house and he is trying to get his independent delivery driving biz off the ground so he said he didn't want to overextend himself with buying a house.

No animals, no drinking, no smoking mostly due to religious beliefs.

He is VERY talkative; she is pleasant and friendly but let's her husband do most of the talking (kind of refreshing)

I did glance at his AGI on his taxes and it said "28K" plus her 6.8K is less than 3X. As someone who does their own accounting and taxes, I can't say I agree with the way some of his figures are entered on the 1099 but that is not my concern right now.

They sound pretty good to me, particularly in a hard-to-rent place.

If someone doesn't meet my requirements, then they don't qualify. After all these are MY requirements.

If someone turned her in could the city/state get in there and either force her to stop or fine her into submission?

Can the property owner get dinged for allowing a business in a residential place?

I've schedule the 2 minute home visit for this evening. They don't have much of a credit score but his is 700. No criminal or evictions. If they pass the 2 minute then they will be M2M.

I generally like use 3X gross income. People who are self-employed ‘may’ have legit business expenses that don’t impede cash flow, such as depreciation on paid for office equipment. And I am finding that small business owners are often go-getters. My daughter’s family buys all of their celebration cakes from a woman in their community who bakes out of her home. They’ll pay $60 or $70 for a beautiful cake for a birthday. Well worth it. The cakes are made to their cultures’ taste, which is much less sweet, loaded with fresh fruit, though candies or other sweet treats can be included. I think my daughter just picks the cakes up at the kitchen door, not sure about that. But ordering is usually done by text with photos, so no in-home customers. IF I am correct. Just thinking, asking the group, when looking at self-employed tax returns, do you add back depreciation to the net income when calculating the applicant's income? Too bad the IRS didn't make every small business create a Cash Flow Statement. ( No! No more IRS requirements. Don't get any fancy ideas, Taxman!)
