State Specific Question About: DELAWARE (DE) I am a lucky landlord who hasn't change tenants in about 15 years, but now need to. I'm being presented with a Zillow program that does credit checks and background checks on prospective tenants. Is this a good service or one with problems for landlords? benefits to LL vs potential problems? I fear losing some control over tenant selection. Has anybody used this service who can comment. Thx in advance..

I use the zillow as a sort of pre-screen. Then if that looks OK, I run my own screening. Zillow runs a credit report, but they simply rely upon whatever information the applicant gives them for the rest of it. There is no verifying any of it. --76.178.xxx.xxx |

Congrats on having a good tenant for so long!
My advice is for you to not trust the Zillow applications at all. I have found them to be unreliable.
Take them with a grain of salt but do your own due diligence.

Tenant friendly NY here. If you are in a tenant friendly area (and you are if you are in Delaware) DO NOT trust Zillow's background/credit checks.
Not strict enough and miss a LOT!
This is EXTREMELY important in areas where it takes a minimum of 3 months to evict a non contested eviction with a lawyer and everything going smoothly. Six months to 2 years if it does not. --64.246.xxx.xx |

Agreed, NYC and CA especially are like the olympics for landlords. I take my small landlord top hat off to you.
California especially, but I watched NYC murdering mom & pop rentals all through the Pandemic.
If I could afford to pay the lawyers to lease in one of those states.... I would just sell and retire lol.

For credit checks, I use credit link and have the tenants pay for the screening themselves. Ray doesn't charge them anything for screening....it is those mean folks at the third party vendor.
I used to charge $40, but since these reports now cost $45, looks like the customer takes the bigger hit.
