State Specific Question About: DELAWARE (DE) I am a lucky landlord who hasn't change tenants in about 15 years, but now need to. I'm being presented with a Zillow program that does credit checks and background checks on prospective tenants. Is this a good service or one with problems for landlords? benefits to LL vs potential problems? I fear losing some control over tenant selection. Has anybody used this service who can comment. Thx in advance..

Congrats on having a good tenant for so long!

My advice is for you to not trust the Zillow applications at all. I have found them to be unreliable.

Take them with a grain of salt but do your own due diligence.

For screening reports, you can sign up for the service advertised on this site(you pay for the reports), or check out keycheck.com (applicant pays for the reports w/ credit card online & they are sent to you).

Both sources give you the whole credit report, not some score or recommendation created by someone else's opinion & unknown criteria.

Also, please be aware that there have been MANY changes in laws & tenant trickery over the last 15 years. Search here for threads on screening, animals/ESA, and how to verify information on the application.

Also consider pre-screening & automation.

I hope you have been keeping up with changes over all these years, or else you'll have quite a bit to learn / update your procedures.

Come back with any more specific questions. PLEASE do NOT RUSH into getting your next tenant before you get all this info / updates. Better empty for a little while than occupied by the wrong tenant. --72.10.xxx.xx

The free Z apps are not verified and incomplete. We consider them a starting point. You'll get lots of them.

The applicant pays $29 and can send their info to multiple LLs for the next 30 days. So they often just send one to every LL.

If they look bad we do not pursue.

If they look decent we invite them to complete OUR app on our website.

Reminder: a Z app is an app. You MUST log it into your application list and treat it as any written app. Ignoring is illegal.

Brad- I don't follow the must treat it as a legal application.

My rules state that everyone must fill out my application. I don't care if they have a Z app or an application from another LL.

Have you gotten dinged by this? Same state but obviously different judges. --47.227.xx.xxx
