Do any of you use ceramic top electric ranges? One of my newer properties is all electric. The coil top ranges don’t look as nice and the rent is pretty high. I’m not worried about the tenants being rough with it. I’m more concerned about long term durability. I’m fairly handy so I am sure I can take it apart and replace the elements. However, I’m hoping that is rare. If the tenants break the top that will be on them anyway. --162.204.xxx.xxx |

On a high end place I would consider it although around here, the nicer place tenants demand gas cook stoves.
I've had two issues. Breakage and Scratching.
Breakage is pretty straight forward, they pay, but it does cause extra effort on my part to get it replaced.
Scratching is the bigger problem. The glass is soft, with usage it gets scratched and will get burn marks.
After some good advice from a member of this board, I was put onto the glass-top polish kits you can get at walmart or the box stores. I was able to clean the last one from really ugly back to about 90% new with the kit in about 30-45 minutes with some elbow grease. It doesn't last. To keep it looking nice you have to redo it every couple or three months depending on usage. --99.64.xx.xx |

We use glass top electric in the nicer homes. Breakage or scratching has been minimal, less that broken/bent spiral electric heating elements.
Momma picks the house. Momma wants nicey nice. Momma gets what Momma wants. Make that YOUR property!

Thanks folks. It’s an apartment but it’s $2500 a month and they will likely stay a long time and have been great tenants.
Most of my places are gas so I haven’t often run into this situation. I just purchased this MF a few months ago and these units don’t even have a gas meter so it’s not worth the cost to add it. I’ll go for it. The look is much better. I appreciate the polishing tip.

Natural gas stoves will last longer along with durable. Here natural gas costs about 1/3 to use then Electric stoves. A glass top stove is very energy inefficient as glass acts as a insulator. Induction stoves are more energy efficient but very expensive where must use a metal pan or metal pot. It is always to have a kitchen hood exhaust fan so everything is exhaust outside. I was buy used glass stove stoves for rentals on internet for about $100 to $150 dollars where when removed stove from house there already a gas supply line as people here wanted to reduce hydro electric bill. About 3 to 5 years out of stove in rentals where often banged up along many time the glass panel on oven is broken. Very few appliances here are white where everything is stainless steel. Natural gas stoves are very heavy as there is a lot more heat than electric stove. --216.110.xxx.xxx |

CA is trying to push legislation to ban new gas appliances.
Where gas lines are available I usually run a line to the stove if it’s not already there.
I agree the appliances are available used for reasonable prices but going to pick it up and in this case haul it to the second floor, install it and then remove the old one is way more than I am willing to do. Early in my career sure but now I assign a value to my time and if done that way there is barely if any savings.

They do look better than coil stoves. I have had 1 tenant break the glass top and it turns out to be almost the same price to get a new stove as it is to replace the top with someone else installing it ($350 for the top and $150 for install).
I personally have a microwave above the stove and I dropped a glass bowl on the glass top stove and broke the stove top. The glass bowl was fine (of course). I got a new stove.
It is what it is.

I appreciate all the responses. Since I have never used one and my house is gas I don’t have any experience to rely on.
I ordered a Whirlpool ceramic top range last night. I wonder when taking into account the time to clean and replace coils and the plastic coil plug where it would stand. Not to mention the switches that short out sometimes when there is a spill.
The only other property I have with electric stoves has all coils but they have gas meters so as they are remodeled they have all been switched to gas. --162.204.xxx.xxx |

I have a glass top stove in my new apartment - first time I've used one. After living here just a week or so I ordered a wooden cover/top for the stove - otherwise I am going to end up smashing it or scratching it as it is right in the middle of my countertop and far more useful as a counter 99% of the time. The top was $60 or so on Amazon but cheaper than replacing the stove.

Here they were proposing ban on natural gas furnaces, gas stove, gas clothes dryers where if new construction that may happen. Some cities have banned wood stoves. What are going to do if you already have natural gas appliances. In the house have a natural gas stove, natural gas clothes dryer and natural gas demand water heater where only fires when hot water is required. Can get wood skids for free where use wood stove to minimize use of high efficiency gas furnace. Hope the natural gas bill stays low where last bill was around $65 dollars CDN. Any bought for rentals has to last a long time where only bought used smooth top stoves for around $100 to $150 dollars as many sold when they were converting to electric stoves. I try to buy self cleaning stoves where once they move out in 2 to 3 hours oven is cleaned. In 3 years to 5 years the oven glass is broken along with stove is banged up. Natural gas they are less treat rough as concerned about some thing may happen. In rental units only installed commercial grade porcelain tiles as lasted 20 years where other flooring was for landfill. Commercial grade 1 and 2 deadbolts where can buy parts along easy to have rekeyed. Metal covers for receptacles and light switch. Many governments are out of touch with reality where I buy a induction stove where use during peak electric demand natural gas turbines are used where how is that saving environment. They said I should change natural gas water heater where going from 81 per cent to 95 per cent is not going justify the cost along with will only buy Takagi demand water heater as have since 2005. --216.110.xxx.xxx |

We exclusively use glass top stoves. Fewer issues than we had with the eyes. They look nicer, and are easier to clean. I've only had to replace two glass top coils...frequently replaced eyes.
