Today's article from Zillow about selling your home. This number amazes me.
I think the concept applies to renting.
Online is your first showing! Gotta have GREAT photos!
"Making the effort to help your home look its best before listing is time and money well spent, especially considering that buyers may make an offer based on what they see on a screen alone. In fact, Zillow’s 2024 Consumer Housing Trends Report found that almost half of surveyed buyers (49 percent) felt confident enough to make an offer on a home after only taking a virtual tour."

My broker has professional pictures taken of his listings and i do think it makes a big difference.I agree with NE about foolish making offers after only a virtual tour,not like these people are buying a house at half of its value --38.248.xx.xxx |

You have to know that the photos focus on the good points & avoid the flaws.
But, sometimes it is necessary - like the military, or anybody coming from a distance, including MTR's.
This is exactly why I also provide a link in the ad to a video walk-through tour where everything is shown. From a street view of the neighborhood, through the entrance, and non-stop through the whole unit. No editing. In general, I believe more information is good when making a (big) decision. The "professional" videos that are included in Agent ads are edited, with music etc. & skip a lot.

With generations where ‘till death do us part’ was thrown out the window by parents who couldn’t go the distance, I can understand where many buyers aren’t that tied to a house. Jeepers, not only have many people seen their parents go through multiple partners, but then the employers sometimes put no effort into developing employees, instead seek to constantly turn over lower performers, rather than spending a moment on developing an employee’s strengths.
