I had a cascading issue - and I wanted to share my findings.

I had a couple of young lads that had to move out the end of January. apparently the one 20-year-old, is going to be dad and is moving in with the 21 year old girl friend and the other roommate works in the gas fields of SWPa so he isn't home that much each month.

I gave them the four paths they could follow in the lease and they were successful in finding a qualified person to assume their lease on 2/1. he was happy because it was cheaper than paying an ETF. They did something rather stupid (I know a 20-year-old do something silly?). When it was single digits outside, they wanted to save the planet and put the thermostat down to 45.

So, water lines did end up freezing, and one did have a small break. The repair was completed. The well pressure gage read 28 pounds but wasn't increasing when energized and we still didn't have any water anywhere in the house. This wasn't making any sense unless the well water line itself had frozen up. It was only -16 so i was doubting that was the case.

Turns out we had a bad gage and the well needed priming. My pump guy was in and out in about an hour.

I gave the tenant who had just started the lease a $50 pizza gift card and a case of water along with a trash can full of snow so he would have flushing water. In the end, it was all good. These issues are all part of the job description - the part we didn't see in that 2 AM Infomercial

Was that cold spell last week a headache - sure but it is winter. I am where I am because the price point is where it is......and 10 months of the year I love it here. Now if we can only get an effective ground hog that can forecast an early spring.

Did you charge the repairs to the silly 20 year olds who moved out?

Lol, had the 25yos at our place likely did the same. When we saw the upcoming weather I texted them the forecast and "I'm praying you are keeping your thermostat up. They both came home that night, unusual for them.

Hubby is working on the upstairs and noticed our furnace was the only one on every day he was in the building.

That was the first time hubby said their furnace had come on in a week. --209.107.xxx.xxx

"Groundhog Day has roots in the Christian religious holiday of Candlemas Day, which, according to the Punxsutawney Groundhog Club, became tied to weather prognostication through an old folk song.

But the song didn't mention an animal. That came later when the Germans started using a hedgehog. According to German lore, if the hedgehog saw his shadow on Candlemas Day, there would be a "second winter," meaning six more weeks of bad weather.
