My original question was, does anyone have a form that would be suitable to use when the tenant and I did a walk through after their lease was terminated, to ensure that everything was in the same pristine condition as when they rent it. --107.219.xxx.xx |

This is not required in SC. In general, it is not recommended to do a walk through with the tenant after termination.
Best to have plenty of pictures prior to move-in, and let them return a move-in inspection checklist at the beginning of the tenancy. Use the same checklist for comparison after they have moved out.
Regularly scheduled inspections throughout the tenancy is your best option for mitigating damages. If the tenant was a house beater throughout the tenancy, a post-tenancy walk-through is unlikely to have positive results. --217.216.xxx.xxx |

May not help you now but I take photos. Print them out at Walgreens. Use coupon for discount and saving. Usually cost about $12 with online coupon. Upon move in walk thru the house and I have the tenant initial the back and I write any notes. Like tenant did not do this nick circled. File away for the day I have to prove accountability of security deposit. After exit take photos of damage and copy side by side along cost to restore. --172.59.xxx.xx |
