What does your lease say about someone who has an in-home business (not a remote worker)? I have an applicant who runs a cake baking business out of her current apartment. Our current lease states NO in home ventures other than working remotely.
Her story about why they want to move isn't adding up because her current place is on the MLS and they were told that the new owner must follow their lease.
Additional information: the place has been under pending contract for sale for 3 times and has failed--probably because there are existing tenants in place (they are using this a "selling" point LOL)
I'm not for this because of increased risk and insurance, etc. etc.
Thoughts?

tenants often want to move when a house is being sold. i wouldnt exclude that tenant based on the business although i wouldnt be providing a stove considering how hard it has been for you to fill units. go see how she takes care of the current place --167.99.xx.x |

Had persons interested in a place. Both had good jobs. Didn't find out their hobby was brewing beer When they toured the unit, they wanted a stove that made it easier to brew and many other changes to the unit. I did a walk through of their current place. I denied on their entitled attitude. No one's job is good enough to take an entitlement attitude.

Just had another applicant...immigrant nurse that has been here long enough to be disciplined by the florida nursing board for misrepresenting themselves.

I think what's important regarding this home business is any additional traffic.
Other than that, if it is the tenant's appliances & they pay utilities, then I don't think I'd have a problem with it. Positive point that she mentioned it ahead of time instead of trying to be sneaky.

DJ, she did NOT mention it ahead of time. We haven't gotten to that point yet. It was a few minutes of my research on social media so I can get an idea of who will be touring.
We get to the employment part once the tour is over and I send them the actual application link.
These people are from overseas and have a different culture so no animals in the home but they do vape. Nothing against that. I myself am a LEGAL immigrant and now naturalized citizen. The father works for the local school district so it may work out. --64.246.xxx.xx |

I don't know about that... any "food" business needs to be approved and inspected not only by NYS but also the health dept. Are they "legally" running this business or are they just "baking cakes" on the side?
It sounds like you are just going through their social media accounts before you actually are speaking with them to find out if they even qualify (or "pre-qualify")?
I do a very quick scan but I don't do any "deep dives" prior to speaking with them to see if they "pre-qualify" ...
To answer your question - in my lease it states for "residential purposes only" and states "not for business". I do explain that if they WORK FROM HOME that's fine but no coming and going of people as in a business is being run. --47.231.xx.xxx |

Mapleaf: Do you require tenant's to provide renter's insurance? If so, how much? My insurance agent puts $300,000-$500,000. If you go the route, I would urge you to require it. That way they would be responsible if they burned the property down or customer's coming for pick up, etc.
The candles are a big no for me. A biggie would be a walk through of their current place and look for candle use. We all know how hard it is to reverse smoke damage.
