It's been a bad week here. I have a gal that works for me and has since March '25, so not quite a year. Since that time, I put her in charge of our 34 unit apartment building. She promptly had someone pass away within a month of moving in. We think it was drug OD, but never did hear for sure. About a month ago, I gave her another 20 properties to manage. Within 2 weeks, we had someone else pass at the apartment building. Yesterday, we had another pass at one of the new properties I gave her. She's very young and very new to the industry. Needless to say, she's very upset. It took me 18 years to have a tenant pass in a unit. To date, that's still my only one (technically 4 now since they are mine, but I wasn't involved in the last 3). She's had 3 before her first year is up, 2 in the last week and a half.
The one yesterday really kind of irked me. The local PD couldn't have handled this more wrong. The family called in a welfare check because this resident hadn't been to work for the second day. The PD called my assistant and she went to let them in. She tried to give them the key to get in and take a look. They refused and said she needed to open the door. She did, but they were right behind her kind of making her go in first. The bedroom is right there visible from the front door and she saw the resident in bed. This was very unnecessary on the PD's part. Not sure why they wouldn't take the key from her. They have both times at our apartment building. Then, she also had to deal with the brother trying to move everything out right after the coroner finished. He was not on the tenant authorization for this. Seemed odd to be doing as well. The PD wasn't even off scene yet. Seems to be the last thing I would be worried about if my brother just passed.
Anyway, 2025 was particularly hard. I hope this isn't a sign for 2026.

I’ve had three people pass away in different buildings. I thought I would have a 4th but luckily he just abandoned the place and moved out of state. I thought I’d find him OD’d based on his recent behavior. Luckily for me I did not have to go in and see the deceased in any of the places. Two were nice people I had known for a long while.
I hope she’s okay and you don’t lose her. That’s a hard thing for many people.

DOOGIE: Kudos for finding and retaining an effective assistant. Sorry so many resident deaths have happened in a short time.
A neighbor across the street died in his apartment. When mail piled up and he hadn't shown up at work, PD were called for a welfare check and what happened to your helper. The PD sent a neighbor and I to the LL's house to wake her up for the key. Then they sent the other neighbor in with them behind him; they wouldn't go in w/o that. Neighbor can't get the scene out of his head.
The departed had been divorced for many years; hadn't seen his grown daughter. They were told, showed up and ransacked the place and left it ransacked until the LL gave them the deadline for unit to be emptied. So sadc how the vultures who didn't have a care for this great man who the neighbors miss. Only what they could profit by his death. --75.11.xx.xx |

NE and Maple seem to have missed the point here. Once you get a certain amount of units, you need help. You either hire a PM company, hire someone to work for you or some other form. I have elected to hire someone to work for me. Jeffrey and Brad20K both have a staff. What's the difference here? This is my full time job and I have help doing it. --143.105.xxx.xx |

I applaud you for doing some outsourcing. Where yes you need to know the where and why of your units, if you ever want to scale, you will need to outsource.
As you scale, well Folks will die.
In my eyes, one of the best places to die at, is at home. Keep my butt out of a nursing home! Does dying at home, creates a situation for the owner - it has for me multiple times over. It has been about six or seven years for me since someone passed in any of my units, so I am overdue.

'Within a month of moving in...' has screening criteria changed? Were the other two also tenants she placed? If the criteria accepts those with habitual drug use, then it is more likely to have those outcomes. And, maybe that is ok, people have to live somewhere. And, certainly, we all should develop our own criteria, so people in difficult situations can still find a place. But, if the screening criteria allows for people 'who just need a chance,' then there will be higher levels of those not making good use of that chance.
Waaaay back when I was a scrub-tech, I remember one particularly gifted surgeon getting flack for his higher mortality rates. His argument was that he took on cases others wouldn't because chances of poor outcome were too high. Then, the very logical question became, if his patients were further advanced in their diseases, did they have outcomes that warranted the extra surgeries. Yes, if I recall, it was shown that they did have better outcomes, IF they survived the critical period of surgery and recovery. --72.135.xxx.xx |

Deaths happen. Unfortunately it just does.
I have never walked in on a dead tenant. I have been in a few places that smelled as if someone had died tho.
One tenant got into a fight with her ex-girlfriend and opted out with a small handgun. No mess. Sad it happened. She had already told me she was leaving to head back to family in PA.
They were contacted. Had not been to the apartment before, that I am aware of. They trashed the place. looking for pain pills, money and valuables. Then once the storm was over they went back to PA. It was bad.
Had an elderly tenant pass. Her grown daughter lived with her. Once mom passed daughter was lost. She didn't work, trying to get on disability. Mom's SSI stopped when she died and that was all they were living on. Daughter took a few things and vanished. That was the worst flea infestation I have ever encountered.
Stripped the carpets and pad. Sprayed, swept, stomped and repeated. Finally got rid of them.
Have had a few more.
Saddest was when a lady passed and her boyfriend decided he wasn't going to do anything since she was gone. Ended up trashing the place, left a lot of personal stuff including pictures of her and the two boys they had. He was in the wind. No show at court even. Hiding from a lot of collectors. i havent had a tenant die in 25 years,had 2 of them back to back but neither ended up being my problem.I dont blame you for hiring help,i havent spoken to a tenant in years.i spend my time finding and buying flips and supervising my workers doing the repairs --167.99.xx.x |
