Here is something I think that we have never really discussed on here. As your real estate journey progressed, what did you get worse at? I find that I am getting absolutely worse at keeping track of my paperwork. I have a bookkeeper who handles a lot of it, but half the time I can’t find anything. It’s not her fault, it’s completely mine. Closing statements, amortization schedule. Mortgage paperwork. You name it, I lose it. I’ve lost leases. Cleaning paint brushes. I find it just as easy to buy a new one rather than clean. I wrap in plastic and put in refrigerator for overnight storage. After the house is done I throw them away. Best $15 ever spent. And I was never good at cleaning them anyways! Lol. Paperwork I've gotten better at cause I put systems in place to organize. --172.59.xxx.xxx

I've been getting worse at dealing with bad applicants. I house of mine was rented to a family. They had extra rooms and lots of space, so they rented out 2 to 3 of the 6 bedrooms to friends. Two months ago they gave me verbal notice that the family was moving and the boarders wanted to stay.

I said, "No Way"! First they'd have to complete my screening process and provide pay stubs, bank statements and all requested background information.

Today my family said they would be out by the weekend. I had told them I needed a written 30 day notice and conduct a pre-move-out inspection. All provided via text messages and emails.

I told the family they are on the hook for rent, until the property is vacated! --47.155.xx.xxx

I hate to say it but urgency.

Every day of vacancy used to drive me crazy knowing the costs.

Every new acquisition got refurbed quickly and put in service.

A day late on rent and I was constantly texting until it was paid.

Applications were processed within 3-4 hours of when I received them.

It didn't matter if it was midnight, weekend, holiday, and/or working around the day-job schedule, I got-er-done.

I don't know if it's because I'm a lot older, not broke, found other passions, or just tired of dealing with it but I am not near the go-getter I once was. That's partly why I'm passing the baton to my son.

I am worse at getting labor involved things done at the properties. I find myself looking for excuses not to go. When I really don’t feel like it I tell myself that that’s it I’m selling and retiring from all of it. I’m really just being lazy and maybe just not hungry anymore.

I've received two excellent referrals for my empty units last year...bits to finish and as I started to contact the first referral, I left a message that I would call back. I have gotten worse and lazier about being creative in making deals. When I started out, I didn't have much so I made every dime count.

I can't say I have made it, I don't think anyone truly ever does. But money really isn't much of an issue. I am more than willing to turn down opportunities that I learned I would latter regret earlier in my career. I believe success is a journey, and getting started was so much harder than it is to keep it up in running.

The other thing I am worse at now than before is implementing change and change management. Building systems takes time and to implement something new makes it harder --98.17.xx.x

I too hate cleaning paintbrushes but I clean them at my house (we are on a well) as opposed to cleaning them at the rentals (city water bill). Generally speaking I throw away the cheap paintbrushes I used to do oil paint.

Wooden handle better quality paintbrushes are reserved for cleanable latex paint.

Paperwork is scanned into the NAS. BTW I have a fujitsu scansnap scanner for sale as well as two mobile hotspots. --64.246.xxx.xx

6x6, that’s what I’ve seen on here and in my own personal life. Many different reasons, same endings. I’m not done with real estate at all. I’m frustrated with not finding deals anymore. I love the hunt for those and that’s what frustrates me. On the other hand, I’ve also stopped pursuing my “doctorate” at being a real estate investor. I have definitely gotten worse with my organization skills for my materials.

Started out with very little. Built it up over the years and now I know I have too much stuff.

As a wise man just asked me, "At what point does it go from saving money to wasting it?"

We are ready to build a barn on our property. When I realized that a 40x40 pole barn wasn't even close to being big enough I saw the light.

When I had less stuff I would put it all up in its place. Then I would get busy, maybe a job right after another one. Then I would take the extra stuff I had and toss it in the storage areas, or I buy stuff at auction but am too busy to put it all up as needed. So it gets tossed into a pile as well.

Next thing I knew I had so much stuff thrown around I couldn't find anything. Then I would be in a hurry to get a smaller job done and I would just buy the items I needed because I couldn't find it fast at my storage buildings. I literally just did this with a 30 amp breaker I needed to replace. Couldn't find the tote fast enough where I have spares so I bought a new one retail.

Between rehabs right now so my desk is spiffy, all my paperwork is done, but I can't park in my side of the garage because I emptied out the last big job.

Caring. Used to freak out at tenant requests, issues, etc. Now I don't care anymore. I put it on the schedule and it's DH's job to manage it from there. He definitely has the worst of it.

We've had two units vacant - renovation - since July or so (one at least.) Don't care. DH works on them when he gets time. Someday they'll be done. Don't care when.

Have a STR listed, lots of inquiries. Haven't done anything about it. Don't care. --72.82.xx.xx

Tolerating the BS of the government over lords. When I was younger I would adapt and thrive. Now "stuff" pisses me off...I was recently required to register a short term rental. OK .... easy enough.

Next the zoning board saw my online advertising and saw I list the property with more occupancy then THEY allow (2 peeps to a BR they say) . Got a certified letter threatening $200/day fines. MIND YOU this place is PRIVATE septic and water.

I am 100% with Jim,OH. I moved recently, combined 2 houses into one and have no basement storage anymore.. The stress of not throwing away things "useful"(to someone) almost gave me panic attack.. My 2 car garage at one rental is piled full..

Ray, yep.. I remember that too..

I am easing out of multifamily investment and focus on small SFH and condos for the sake of easy management.. Have been debt free for a couple of years, thanks to the inflation and money printing by the government.
