Well I'm needing to change out my hotwater heater Its my own home.
not a rental,...yet,
I'm wondering how much they are installed and would use the big material stores (Like Lowes. Home Depot in this area)
Due to health reasons I no longer install one myself. And so I never paid to have one done,
What would you guess to have to pay for just a basic 40 gal natural gas water heater and have one installed, old one hauled by them,
(I had to wait for almost an hour to get some from those places to give me a ballpark estimate)
Someone told me these bigbox stores use a commercial installer and they have to share the income bill in a number of directions thus high,., So they suggested your friendly neighborhood plumber,.

Before you schedule anyone, make sure your current hookups: Water in and out, gas flex, condensation drop, floor pan, T&P pressure relief drain pipe are all in order.
I am a contractor and tell friends what they should do.
1) Get a water heater that is self cleaning, it's dip tube has holds at angles that prevent sediment from forming on the bottom of the tank. OR install an electric anode that will prevent build up and desegregation of your tank for up to 10 years.
2) Check to make the gas line has a Gas Ball 1/4 inch turn shut off valve, WITH a drain Tee, called a condensation trap. Without those, the installer will charge an extra $750 for $15 in parts.
3) Make sure you replace the cold water shut-off gate valve with a Full Port Ball Valve.
4) Replace the junk plastic drain valve on the water heater with a 3/4" full port ball valve, for draining.
Instead of me going on with this until Christmas, instead get a written estimate of the cost of installation.

In a world of shark bite fittings, this swap out is more like an hour of wrestling around with the tanks themselves which isn't bad if you have a dolly.
Perhaps you can pay a scrapper $200 and give them a tank if you feel comfortable knowing if the tank is hooked up correctly. Out on the left coast they have earthquake straps and all but they don't exist for most civilized areas. --174.131.xxx.xx |

Finding a laborer is a great idea, as long as you have done this in the past.
The strong back is needed for the removal and placement. Then you can do all the rest yourself. If the connections are still more than you can handle you can stay on site and guide the laborer on what to do.

I've tried using the big box store and it was never a good experience. For water heaters I use my HVAC company. It runs about $1600 for a larger size gas water heater, but at least they have done a correct job with good equipment.
Gas water heaters are more expensive, the install is more expensive, but the cost to operate is a fraction of the cost of running a an electric one. If you have electric, the tank will cost less and the install will cost less, so I would expect it to be less than the $1600 I am paying.
I've had hit and miss experiences with plumbers. If you can find a guy with small shop who will actually come out himself, you will get a good job. If they send out a kid or an undocumented worker, then you might get it done right, or you might not. --76.178.xxx.xxx |

Just buy it and have it installed by HomeDepot.. it should be about 800-900. If the installer starts trying to upsell you on anything, tell them your all set. Thank you, I'm trying to pinch pennies a bit because I have been hit with a lot of immediate expensises all at once,.. about 65K which is a lot to me, but so I see a fairly close range of what it might cost and know now what to expect,..thought of using a plumber and I shut off the water to it, drained the tank, and shut off the gas as the installer before me installed good shut offs on all, and I can disconnect all so basically all he has to do is take out the detached tank, and the water and gas all should line up to re attach.
I was wondering if they just had a fixed amount to install if its such an easy install,
The big factor for a lone plumber,..is removing the old one up the cellar stairs and bring the new one by himself,..(I don't know if plumbers have one of those machines to use an electric motor to walk things up and down stairs,.like some places do with refrigerators,..and wondered if a plumber might get a bit of break from their suppier source .helping a bit. --75.69.xx.xx |

Yes they will have two guys for pickup and delivery and haulaway. One guy will install. They will also pull any needed permits. I've found this to be the most efficient way. Fast too. I'd estimate about $1,200-$1,400 is reasonable. Depends a bit on access...more if it's in a tight closet or basement.
Big box store units are not as good...they use a plastic drain valve that clogs easily and typically a less durable anode rod and thinner metal inside the tank. I'm not saying I wouldn't use one...it would depend on the price difference. I'd gladly pay $200 more for a unit from a plumbing supply store. --64.38.xxx.xxx |

Any water heater bought at the big box costs much lower then a plumbing supply store as most components are a lower quality. First the water heater is not going to last as long as the efficiency is less. If using a oil or gas boiler for heat then indirect stainless steel water heater is a better option where expensive but easily last up to 30 years along with standby loss is less then one degree per hour. Natural gas system stays the same where piping a second circulation motor assembly. Stainless steel has no consumable anode rod as stainless steel not required. I have found the difference between the big box direct fired natural gas water heaters about a hundred to two hundred more not a big difference where a plumbing supply water heater weighs more along with lock at you see the difference.. Demand natural gas water heaters can cost up to $1,800 dollars here where 95 per cent efficient where requires special CVPC piping where direct vent through the wall. First before firing up is to discard the plastic drain valve where which threaded connection install a full port ball valve where the diameter is the same as the pipe diameter along install a fitting to connect up to hose. I picked up a dozen brass full port valves for putting on the water heaters.
Unfortunately they are too short. Can't screw them in because the angle hits the tank.

In plumbing can buy fittings to fit where used connections that extended. Another option is sweat full port valve then threaded sweat fittings on then thread directly into tank by using a short copper pipe. I had to make a lot of modifications when city changed water meter where with fittings job was done where the pipe going into water meter was curved. Installed new ball valve so in future could turn off. Like every thing else it is cut and fit. --216.110.xxx.xxx |

As the existing Rheem water heaters were scraped then bought the Bradford White water heaters at plumbing supply then install 3/4 inch full port drain valves where if view a few videos on You Tube is shown how it is done. While the Bradford White water heaters were a few hundreds more expensive the build quality was better along will last many times longer then the big box stores types. So in the what is cheap is more expensive. Also will need a roll of quality of sealing tape where three wraps to insure water tight. --216.110.xxx.xxx |
