Hope you all had a wonderful thanksgiving!

I have single pipe steam radiator heat in my rental and I need to fill my boiler every week because there is a steam leak somewhere in my system that I cannot find. I did replace a few valve packings and tightened some unions but there's still steam/water leaking out of the system somewhere.

I use a mirror to look for steam leaks around the radiators and the other day I took my new IR camera and moisture meter to look for leaks in the walls but still nothing.

I have no buried pipes. I will check to see I don't have steam coming out the chimney.

How can I be loosing gallons of water and not see it somewhere?!!

I could add an auto fill, but I'd really like to solve the problem as I read adding fresh water is not good for the boiler

Any Ideas? Thanks!

Some gas boilers are a sectional boiler where the leak maybe seals between each section. If fresh water is constantly being added there is oxygen where that will corrode the entire heating system. Steam heating here is very rare where forced hot water is more common. Some sectional boiler are known for leaks between the sections as the seals go bad. Eventually it maybe better to go to forced hot water where install a new gas boiler then use uponor pex heating pipe to connect up copper finned convector radiators. Where forced hot water is more efficient as operates on lower temperatures. A type pex is easy to work with where bends easily then the expense is lower. --216.110.xxx.xxx

My mom's boiler has lasted over 40 years. We keep the sight glass full to a half inch from the top even though the service tech says keep it lower to make it easier to make steam. I believe there is less rust because less of it is exposed to air. Have always had to fill it weekly. There is corrosion in the pipe that goes to the blow off valve on the boiler. you can't see it because the pipe is covered by the boiler housing. It leaves no wetness because it's so hot. It's so old I'd be afraid it would have a catastrophic break at the boiler. Less risky to leave it be. If this was in a rental I'd be inclined to add an automatic feed. --172.56.xxx.xx

How old is the boiler?

How long has it been that you've noticed increased water usage?

One pipe steam systems heat up and the steam pushes any air in the system out at the radiators to heat the various areas. When the steam turns off, the steam condenses and decreases the volume the moisture once occupied. When this happens a vacuum is created in the lines which does not allow steam to return to the boiler for the next cycle. The condensed water vacuum created just holds itself there. The solution is a steam vent is attached to each radiator. That vent allows the air to be pushed out when the steam is on. The vents get to that hot steam temperature and close and thereby not allowing steam to escape. On an off cycle the vent cools and allows air into the system to break the vacuum created and allow the condensed steam (water) to return to the boiler for the next cycle.

I suggest your problem is with one or several of these steam vents. You need a heating contractor that is well versed in steam heating systems. A stuck open valve just hisses all the time when the boiler is steaming/. A stuck closed valve traps water in that branch line and the boiler then needs additional fill until eventually the whole system becomes waterlogged. In the basement there is a vacuum breaker attached at the main to assist the individual vents of the system.

I did 42 years of steam and hydronic heating and cooling. I was actually hired to do system start ups by competitors to work out any bugs in their installations.

Jim, the boiler is about 10 years old.

I've had an autofill on the boiler since new and one time it stuck open and had a 1/2 of water in the kitchen.

I read an autofill was a bandaid, so tried to find the leaks. I repacked valves, got the valve unions to stop leaking, replaced some leaking vents and tightened everything until I couldn't see any steam on a mirror that I moved around each radiator. I still add water to the boiler each week to bring the sight glass from 1/4 to 3/4 full.

I use thermostatic valves on all the radiators so the tenants can adjust the heat.

I've got a 5psi gage and with usual operation, the needle never moves off zero. If I turn all the thermostatic valves to zero, I can get the pressure to 2psi, the cut out pressure. --108.50.xxx.xxx

I just had an expansion tank get gunched up so it wouldn't fill so I had no return pressure in the loop. It looked like there was a small leak somewhere - and there might still be a small drip in a bleed value, but with two small issues, the problem looked bigger --174.131.xxx.xx

Cast iron sectional boilers have a long life where less stress if using forced hot water as operate a lower temperature along can add Spirovent air and dirt separator which eliminates air and separates black sludge. It is difficult where only power vented gas boilers that combustion air from outside then vent directly through the wall have higher efficiency numbers. Higher efficiency gas boilers are more suitable for hot water radiant heating as heat is evenly distributed where can add more insulation to walls. I bought two 300,000 Btu Slant Fin gas boiler with intermittent ignition and vent dampers. Slant Fin gas boilers use better sealing for sectional boilers which is less likely to leak. Bill, your steamer working pressure is 2 PSI. That is very good for one pipe steam systems.

Steam systems do not have expansion tanks. Hydronic heating systems and chilled water systems do have expansion tanks.

I have a 1929 National cast iron sectional boiler. She steams just fine at almost 100 years of age. I clean and rinse the girl every fall for the heating season. She is natural gas fired. I replaced the gas solenoid and the accompanying pressure regulator four years ago as my wife did not like the whoosh sound it made at the start of a firing cycle. I installed a slow opening combination gas valve that solved her complaint.

This home was built in 1825. It was originally heated with six wood burning fireplaces. Later a coal fired gravity furnace was used. Now it's steam.

Again, find a service company that is well versed in steam and hydronic heating systems. A website that may help you is "Heating Help.com. They have a section called the wall. It's a service forum for techs.
