Installing a metal roof is more cost effective than installing a landfill shingle roof where Vic West metal roofs have 40 and 50 year non prorated warranty. Installing commercial grade porcelain tile where easily lasts up to 20 years instead laminate that does not last 3 years. Installing commercial grade locks where deadbolt and passage lock. Shopping at the Habitat for Humanity restores where a hundred dollars really goes far. For repairs it is always fixed close the original condition where no broken glass, walls or anything else as this is not a slum. Cheap building materials do not last where better quality products of commercial grade will last. For us in 1988 it WAS structural. We had to rip out tiles i a tub as they were falling off. That's when we found out what we inherited from the last ownwe before we could rent out the unit. We couldn't rip the side of the house leaving a hole in it so we used the spray foam to strengthen the rot before covering it with proper board for tiling. Cement Board Lap siding along bottom of deteriorated exterior 4 X 8 sheets of siding and cement board asbestos siding. As trim boards in house. Left over laminate flooring on cabinet floors.
