In one of my 1940's 2/1's, it has its original hardwoods. I noticed shortly after move-in, some enterprising tenants laid some kind of vinyl covering over the living room area. Maybe it was cushioned vinyl? I didn't think very hard about it, but I figured if it made them happy, whatever. They were some odd ducks. Very resourceful, and were uninterested in asking for either forgiveness or permission. I let them slide way longer than I should have--- and that was on me. I would come by to change the air filter periodically, and the house was always seemingly in good shape.

Fast-forward four or five years to today, when I got the house back. They took their flooring with them--- and I realized they had never done a waterproof barrier/tarpaper/underlayment/whatever-layer. My poor floors will need some significant attention.

Anyhow, it was the first time I'd ever encountered that. Now I know how to handle that situation. Bringing your vinyl is totally different from bringing a 10x10 carpet into your dorm room. --96.46.xxx.xxx

Interesting. Charge security deposit for damage to restore. But I wouldn't have thought placing sheet vinyl would do any damage. Could the damage be from something else? --172.59.xx.xx

My lease states that anything attached to the property becomes the property. If they pulled it and it wasn't exactly as it was to begin with then they are responsible for it.

I'm with plenty on asking what caused the damage. Water getting under the vinyl and sitting for a long period? I never think of TX having high humidity, but maybe? Could it be the backing on the vinyl had a chemical reaction with the poly covering the wood? Kind of like some backers on throw rugs will discolor a floor.

Now you get to decide if you just want to plank over it or refurb it.

Yes, I think water was getting trapped. Some boards are looking warped/irregular; I need to get past the long weekend to look more closely for a solution. The finish is also totally trash-- maybe water damage, maybe friction, who knows. --172.58.xxx.xxx

No, it's the kind of damage that you accumulate over time. They put their floor covering in pretty early on in their tenancy. But if you think about it like 20 years' worth of wear and stress and damage and neglect, compressed into a four or five year period--- it's like that. --172.59.xxx.xx

If you think about it, the back of vinyl is not meant to be loose laid, I'm sure its rough specifically to allow the adhesive to bond so it probably wore the poly off or at least scuffed it up pretty good. I had the same happen with old carpet the tenant loose laid without a pad under it. All the dirt and friction ground every bit if finish off on most of the floor in less than 2 years. --72.227.xxx.xx

Yup, that never occurred to me, but it totally makes sense now that I stop and think about it. I just thought I'd mention it in case someone else encountered that situation in the wild--- that throwing down an extra layer of flooring isn't necessarily as innocuous as setting down a throw rug or something. Especially something solid and non-breathable and usually paired with a barrier layer. --172.58.xxx.xxx

HD sold/ sells? The cushy sheet vinyl that is only glued down at the perimeter. That said I suppose you could not glue it. I saw it in a competitors unit once and it was all bunched up. Horrible install, plus I thought it was too soft to hold up to tenant traffic. Don't know if it lasted.

Back when I still put sheet vinyl down I used perimeter glue a few times.

Didn't glue around the heat register. Furnace kicked on and it ballooned up like a mushroom cloud.

Also when they would move large heavy furniture it would bunch up and looked horrible.

I started gluing everything completely down with releasable adhesive and that worked out much better.

Now I am into click planks and think they are easier to install. They seem to stand up to more abuse as well. --47.248.xxx.xxx
