My rental has been vacant for last 2. 5 months and Im still charged $79 as this was my last tenant bill . I have called and wrote letter to MSD with no results ! Any advice is appriciated! Ty --159.251.xx.xx

LA City and various suppliers of services make it impossible to "STOP" charges for incurring, billed then sent for collection. One such charge is one's "Alarm" bill. My tenants sign a 2 year contract. If payed in full for the 2 years, then all obligations have been fulfilled. With a 30 day cancellation letter, sent with proof of sending and a tracking number, on has a dependable position in court.

I had a 3 year tenant move, forwarding all cancellations. So ADT Alarm systems began to bill me for services. The alarm system was disconnected from the phone service. Battery was also dead. I'd call ADT, send emails and letters. Finally I got sued for 6 month services and the Police fined me for not paying for a "police alarm permit". The court they used was OUT OF STATE, so they'd get a default judgement. --107.155.xx.xx

Couple of the towns here charge a minimum even if no water is used. Then they couple the trash and storm drain fees with the water.

Had a place I knew was going to be empty for a bit so I told them to pull the meter. There was a $75 reconnect fee. Still cheaper than paying for three months of unused service.

Maybe see if you can have them pull the meter, unless you are using water during rehab? --47.248.xxx.xxx

MSD is bad to deal with. You MUST get the water physically turn off by Missouri American water. It just took me 3 calls. Finally. I use the approach that I have a plumber that must change out the master water valve and water regulator, so water must be turned off at the street!. Missouri American accountant have run the numbers and it is cheaper to not send out a service truck and worker to physically turn off, then on. Started during the pandemic! I tell them that I will file both internet and good old snail mail complaints to the Missouri Utilities Commission for them not turning off the water. Have used this approach 8 times this year. It works, just have to keep at it! Unless you get Missouri American water to do this turn off, MSD will Quote some regulation that allows them to continue billing. MSD= Metropolitan Sewer District.

In my city, the quarterly billing on a vacant house runs about $150 for the three months. And, when the usage was extremely low, the city just decided I must be stealing water somehow and charged a minimum 30 CCF usage! Had that happen twice, both times was able to get that corrected.

My state has caps on property taxation, so the city gets around that by adding more and more on what is now called The Combined Services bill. Charges like street lights or snow and ice removal are now on there.

And then the same politicians that approve these add-ons wonder why rents are going up. Sheesh! --172.59.xx.xxx

Busy, years back my state had a cap initiative for property taxes.

Sounded great, they increased the sales tax to adjust for it.

1% on owner occupied, 2% on rentals and 3% on industrial or commercial.

Wonderful, except they hit us with the sales tax increase a year before the property decrease.

Then they started increasing what they thought a property was worth, to get around the max percentage.

It was all a sham. If anything I think overall the property taxes increased. It just took a couple years so people wouldn't realize it as much. --47.248.xxx.xxx
