I got my 1st no heat call this morning. My standard reply is to have the tenant send me a pic of the thermostat and furnace switch. Sure enough the tstat needed batteries. At least it was early in the day on Friday and not after hours or the typical weekend call, where they say I didn't want to bother you, lol --24.29.xx.xx |

66 degrees here. It was supposed to be in the 70's but storms offshore I guess.
So many things are so much easier in the South. No snow, no shoveling, no ice on sidewalks (no sidewalks either...) If the heat goes out we drop off a box heater.
Summer though - if the AC goes out, it's a catastrophe. --173.28.xx.xxx |

6x6, it is amazing how cold I get in the evening, now that I’m oldish. Today, I was painting cabinet doors out in my garage, wearing my usual short overalls and a sleeveless top. Temps are in mid sixties, and because I was working, no problem. Tonight, when we sit on our bums in the evening, the flannel shirt over a long-sleeve shirt and jeans, thick socks, and maybe fuzzy slippers. And this from the person who doesn’t always wear a winter coat, cuz Wisconsin isn’t that cold. But, now I am older , and I get very cold in fall and winter now, when not actively working.
And, of course, I married my opposite. He’s been wearing his thick flannel shirt jackets and a knitted hat while working in his office for two weeks now. And, his office generally is warmer because of all the computer equipment. He turned the house heat on this week. Probably because we are currently without any beagles to sit at his feet and warm him. But, we’re fixing that soon. ( I’ll pet them for you; we should be getting a bonded pair soon.) --172.59.xx.xx |

Busy, I get cold easy myself. I would freeze up north. Thanks for petting the doggies for me. Got to pet one today doing the in-home visit.
Ken, when is the first snow there? I guess people don't like the heat in summer up there. --73.19.xxx.xx |

45 here this a.m. Central Virginia. We've already had a tenant send photos of wires burned on an electric furnace. Same one 2 years ago same time of year. HVAC said it was relay switch. IDK, I get a bad feel about it. --216.126.xx.xxx |

September along with weeks in October it was like summer weather where did not need heat at all. Here August is slow month for HVAC contractors as the shift from Air Conditioning to heating occurs in middle of September where it good time to heating and air conditioning checked along test to be sure the system works along checking the combustion and venting of boiler or furnace. In the apartment had a Tekmar electronic control system connected to high efficiency gas boiler along with indirect hot water tank. There is outside sensor where set the outside temperature on control to 10 degrees Celsius approximately 50 F imperial. So on the warmer days and nights the heat would turn off along with main circulation pump. For a indirect hot water tank domestic hot priority is required as heat is turned off for 10 to 20 minutes then once the indirect hot tank reaches set temperature the boilers are purged of heat then the boilers slowly fire to maximum then slowly go down as heating loop temperature goes up where firing order gradually goes down then one boiler shuts off then the other boiler fires at minimum rate. The less wear and tear along with spring and fall the cost of Tekmar electronic is paid off in less then heating season. --216.110.xxx.xxx |

No calls here. yet.
Couple years ago I had a tenant call about no heat. She had replaced the batteries in the t-stat but put them in backwards.
I pulled it and got a battery free version for her. She didn't like it but I don't get calls about batteries from her any more. --47.248.xxx.xxx |

We've had a few issues over the year over what's AUTO vs. what's ON. HVAC guys have told us it happens ALL the time. So keep that in your back pocket - be sure to ask Tenant to check settings or send a photo before you run out or have someone else run out. --173.28.xx.xxx |
