Win for landlords! HUD/FHA will be relaxing all the sue-the-landlord-for-discrimination happy fed legislation from the previous regime.
Their are literally professional ESA entrapment tenants who make a tidy living off of targeting "no pets" rental units with fed lawsuits. As of 9/17/25, no longer. Of course BLUE states and cities will still allow this horrific behavior, but not so the feds.

Great. Until then watch your words: Pets vs Animals. No Pets vs No Animals. --172.59.xxx.xxx |

Thank you.
Although, before they were still required to provide proper documentation. It is pretty obvious who the fakers are and thus shouldn't be hard for the LL to win the battle with knowledge of the law and a good attorney. Problem has really been that LL's are too afraid to enforce the law on tenants. --73.19.xxx.xx |

Glancing over it, I see nothing specifically referring to ESA, but more specifically referring to race and lending. --73.19.xxx.xx |

The word animal didn't appear, nor pet. I'm not sure this is the right document? --173.28.xx.xxx |

WMH, this is a general document which relaxes the brown shirt approach which is the assumption of discrimination including the disability umbrella which would naturally cover the ESA/Service Animal fiaso:
"In general, FHEO is statutorily obligated to complete Fair Housing Act “investigation[s]
within 100 days after the filing of the complaint . . . unless it is impracticable to do so.
-->”14 Previous
enforcement directives, based on IDEOLOGY but not statute, rendered it “impracticable” to complete
investigations in a timely manner. Such enforcement actions prioritized NOVEL and TENUOUS THEORIES
of discrimination concerned with appraisal bias, environmental justice, local zoning, screening for
felony convictions, and gender identity, AMONG OTHERS (Predatory lawsuits based on ESA--disability--bias). These investigations needlessly diverted
FHEO staff and resources for years on end and will no longer be prioritized. " <-- --64.246.xxx.xx |

I'll take it!
Agree Mapleaf, this line stands out:
"These investigations needlessly diverted
FHEO staff and resources for years on end and will no longer be prioritized."
Wow, a breath of fresh air. Try running a business in that environment! Those policies were never sustainable and only encouraged bad actors to take advantage. Still more work to do but so glad to see the scam coming to an end.
Thanks for sharing this. Hopefully we see more court cases coming that confirm a return to more reasonable policies ahead. --103.103.xx.xx |
