I was bum rushed at the open house this past weekend. About 15 people showed up over 1.5 hours. I had 3 groups there at one time that I took on a group tour of all the apartments. I took in four apps, denied two, have one pending that will probably be denied and accepted one today. I had four units total to rent to begin with; 3 studios and one large one bedroom. I got one of the studios rented last week and with the one bedroom that went this week, I'm now am down to two studios. I hadn't even specifically advertised the one bedroom unit; my ads had focused on the cheaper studios. The idea was to draw them in on price. Since all the units are in one building, it's easy to show them all.
The successful applicant is a 50 year old medical biller with a 700 FICO. Good stable needed profession.
It took awhile for this to gear up and the word to get out. I think I may try to do one during the week and see if I get decent attendance. I tried a weekdate early on but no one showed.
The two are set to take occupancy on 11/1. It's conceivable if I get the other two rented this weekend, I could have four tenants moving in on the first. That will be kinda crazy if that happens.

I push the open houses hard and heavy. I was getting little at first but each week has gotten better. Here's what I do:
1. Create an event on my FB page and invite all page followers. I've boosted these on a couple of occasions. Jury is still out on the effectiveness of FB boosting.
2. Open my calendar on Zillow and Turbotenant at the open house dates/times and invite people to book.
3. Respond to all inquiries with the Open House schedule and/or post it in the ad.
4. Post an ad promoting the open house in local FB housing groups.
5. I'm advertising on FB, Craigslist, Turbotenant and Zillow. Turbotenant has produced the most inquiries by far.
I think this weekend was the cumulative effect of a month of doing this. The first couple of weeks wasn't that great.

I don't do FB post but just observe.
I do use Zillow and Turbo Tenant. I have been putting in the ads an open house one day during the week and one day on the weekend. Have considered having an open house for 1 hour every day of the week and one on the weekend.

Why not try your local senior center? Older retirees that have steady income from social security and maybe pensions or retirement money sometimes are good tenants (as long as they don't invite their deadbeat kids and relatives to live with them). --172.222.xx.xxx |

Richard, thank you for the suggestion. I have actually tried that before. Most can't afford the rent. My findings to this point are that the older folks seem to have the worst money habits and have bankruptcies. That, and I remember some on here suggesting folks that are garnishable. --73.19.xxx.xx |

Congrats on the sleek open house work.
I have been lucky still I guess. My son's apartment came open. Still work to do but put it on Zillow with a later date to move in.
Got 14 leads. Some were trash. Some were decent. Couple were qualified. But then I got a prospect from another tenant and they fit best so they are moving in Friday.
I shut the ad down and still got two more hits today. One from my website and another from a past tenant.

Zero you make me laugh - I'm the same way. Angst and agony and OH we'll never find anyone...then get a deposit and signed lease (it only takes one) and I start looking around for more houses...

I typically don't let any lead get the better side of me.....yesterday I was showing a place to a group of three mother, adult daughter and her BF.
When I explained that I am looking for cooperative attitudes, the daughter simply rolled her eyes. Ray Charles could see that this 24-year-old child was a bad fit with her personality. When your own mother says the two of us are fully qualified but I am not sure about the dark horse......things were not looking so good.
So I elected not to choke her silly but instead smile and say that I believe the two would in fact be a great fit, however based on what I am seeing, I doubt your daughter will qualify. They filled out an app anyway, so my suspicions were confirmed with an unfavorable reference. Sometimes I wish these folks would just save the money --67.140.xx.xxx |
