Have quite a few single family rentals heat and air people are
really gouging me. How could I trouble shoot the problems before I call them. --173.47.xxx.xx |

The local junior college here offers courses in this. Maybe there is one in your area that does. Maybe take some classes or have one of your kids take some. Maybe go there and ask students and teacher if they are interested in checking them for experience?

Very early on I made it a point to watch the repairs .... HVAC, water heaters, oil burners ... saw it all.
Then (not surprizingly ) I had developed enough of a skill set to at least do the easy stuff. Once walked into a plumbing supply outlet with the motherboard of a furnace. Guy said "are you the home owner!?" "yup, its just 3 electrical connections and a thermastat".
Your results may vary. --198.168.xx.xxx |

I tell them I want it fixed not replaced. The life of my units increased greatly when I started changing the furnace filters monthly in some cases. Seasonal for sure. seven or so times a year. --172.59.xxx.x |

Common problem is flame rod sensor or clogged exhaust vent. The ability to use a VOM multi-meter along read trouble codes. If HVAC equipment is over ten years old it maybe worthwhile to replace as reaching the end of life. Once a year have heating equipment inspected where clean burners check exhaust vents and condensate drains. If price is really low then avoid where running van, insurance, tools is really expensive. --216.110.xxx.xxx |

I started shopping around because my guy was replacing instead of repairing.
New guy fixes stuff. I appreciate that. Last time he showed I paid dearly, but he got there same day and it was a Saturday.

I purchased (or my contractor did from the local supplier) a Combo A/C Heater unit, with a Factory Warranty -- I paid extra to extend the 1 year labor and 5 year limited parts to a full 10 year warranty. It covers defects, recalls, labor, replacement, etc. Also I get an annual check up, filter and freon added if needed.

Annual tune-ups., and as Plenty said, frequent filter changes. Do not rely on tenants to change filters; they don't want to risk screwing expensive equipment up, so tenants prefer you do it. Though I 've had some tenants that asked to do it while i supervised so they could learn. --72.135.xxx.xx |

There is a flashing LED light that will point you in the right direction. The legend on each HVAC system is typically on the inside of the furnace door. --67.140.xx.xxx |

You tube has turned myself and hubby into superstars when it comes to repairs. I've been able to clean the igniter and sensor rod with a new dollar bill for years without replacing them thanks to you tube. If you need to replace you'll find out how there too.
Once when I sensed an HVAC serviceman didn't want to come out, he did a quick troubleshoot over the phone and I was able to follow his instructions and have used his information several times over the years.
When we've needed a repairman onsite, it hasn't hurt that my brother-in-law is best friends with the owner of an HVAC company and that the family and extended family have always used him. --75.11.xx.xx |

Youtube is good for a lot of things. But there are bad actors on there as well.
Unfortunately it makes everyone think they can do anything.
I hired this kid to lay some carpet while I worked in another area of the apartment. He claimed he had done it in the past. I said I would give him $XX for doing the upstairs.
Couple hours passed and I decided to check up on his progress. He was sitting in the middle of the first small room watching a tutorial on YouTube of how to lay carpet.
Ugg
I couldn't wait any longer and just did it myself. He admitted that he worked for his buddy once who worked as a laborer for a carpet guy.
It was interesting to say the least. --47.248.xxx.xxx |
