Lisa, making a decision about someone based on their skin tone is indeed racism and it's illegal...as well as morally wrong, etc. but let's stick with the law.
One of my granddaughters has a darker skin tone than her sister. Especially in the summer when she's been visiting us here at the beach. Should she be denied a place based on the darker tone of her skin in August so the landlord can maintain balance of skin colors in the community?
What if she applies in December instead, when she doesn't have a tan and looks less "black?"

Most of my tenants have coincidently been white. They have damaged my property, left messes and skipped out owing me thousands - UNTIL I LEARNED TO SCREEN BETTER. I try very hard to screen my tenants based on the content of their character rather than the color of their skin. I have a very diverse tenant pool. However, in one particular rooming house I manage, most of the tenants share the same cultural background. In that culture, they have a very definite bias against another cultural group. I'm an old white woman and I enjoy being friends with people of all skin colors. I enjoy good relationships with tenants and the neighbors at my properties too.
Either sell, or find a property management company to handle the day to day of your business. I am sorry to say, you have no business being a landlord. If one cannot learn to NOT see race, religion, gender, national origin, or other things the tenant has no control over ( hmmm... they have control over religion, but.... I certainly don't ask, or consider this.) But, if you cannot learn to see individuals rather than saying I don't want xyz type people and steer away from people based on their being a certain race, gender, et cetera, you need to avoid any 'people' business. And guess what? All businesses are people businesses. Especially residential rental properties.
Oh, and, guess what? Some very good property managers are black men. Some very good landlords are black men. Some very good web site owners are black men ;-)
If you are determined to keep this property, and keep it in your personal control, you MUST attend the Mr. landlord bootcamp offered through this website. Must. And, you must sit in the front row, my friend.

100%. I’ve been a landlord since 1986. When I was up to 38 back in 2017 I decided I didn’t want to do this for the rest of my life. I’m now down to 10. Even with 10 well maintained homes there is always something breaking or needing to be repaired.
I turned over management to my daughter (or we do it together) because I hoped to keep a few to pass down to her and her brother. But my stock market returns are far superior so I’m second guessing that decision. The only thing holding me back from decision are the taxes, and not wanting to uproot my very good long term tenants. So I view it as my yearly charitable contributions. And it does provide some diversification.
When you get to the point you don’t enjoy it at all and your money is better used elsewhere, it’s better to sell. So I’m right there with you.

You might not have read that correctly. I enjoy good relationships with tenants. I am friends with my friends, and have good, professional relationships with tenants. Big difference.
Just block your tenant's numbers after you sell. I agree that if this job isn't enjoyable anymore, it is a great time to get out. My understanding of multifamily buildings is price is pretty much determined by your rent roll. If you are well underpriced on rents, well, like you said, you won't be able to spend all of that gain anyway. Peace of mind is worth more than money, in my opinion. --72.135.xxx.xx |

I own income apartment properties all over the Los Angeles area. From Downtown to Korea-town, South Central, West L.A and all over the San Fernando Valley.
I am a minority myself, in a way. So I ALWAYS try to have a "MIX" of races in my buildings.
Back in 1987 thru 1990, I picked up some very distressed buildings at the low of a down cycle. Close to 100 units. In Korea-town, that's central L.A. there were pockets of "Latino" family based low income areas, which accounted for 50% of the population. There there were also "African-American" families that accounted for less than 25% of the mix.
So in my 8 to 16 unit buildings, once there was already 50% Latino's, I'd then place "African-American" family based applicants. Then after I got at least two from that class, I'd select an Asian Filipino applicant. Then a White Applicant.
Over time I'd tried to reflect the natural Mix of the area into my buildings.
I thought, I was doing right by everyone, BUT I WAS MISTAKEN. Housing and other groups took me to court saying I was a racist. I stopped the trial/witch hunt and went Jury over a Judge.
I explained myself, but no one was buying my explanation. So I shifted my defense tactics. I explained that I was one of the Chosen People. Jewish. Chosen thousands of years ago as a Slave of Egypt. We had to fight our way to freedom. So the immigrants need a hand and I was willing to help. Still no one believed me.
SO I took the jury on a field trip to East L.A. were I had mixed use buildings with all Latinos. 100%. Then I took the Jury to the Pico-Robertson area, where I had a 9 unit building with all African Americans. In these Nitch areas, having 100% of the "Same" class give everyone no advantage. But in areas where I made my buildings a MIX, the "Kids" would say to their parents, why does the "Black" family have a car and us Latinos walk and take buses? No one had taught the Latino's have to save, build credit and get a car on an installment loan.
The the COURT said, just because I have other buildings with all this and that, DOES NOT MEAN I CAN'T DISCRIMINATE on a one-to-one case.
So I switched tactics. Two doctors, a married couple, applied for a lower unit in my four-plex. I had added a 3rd bedroom and the couple was expecting a baby and needed 3 bedroom. This was perfect. With a 800+ FICO score and $350,000 income, they got this unit. All of the other applicants with 720+ Fico score and $100,000 plus income filed a complaint. I took the BEST applicant, two doctors, so no one could complete. I told Housing that the last ruling said I had to go by rules, not making an exception for the needy. --47.143.xx.xx |

Everything in my above post was 100% true and actually happened. This was awhile ago, around 1997 thru 2002. Even belonging to several apartment associations and having mentors with years of experience, it is hard to "follow" the rules set down by the Housing Department, HUD, Section 8 and others.
What part of my post do you find hard to believe? That I had a heart and wanted to "improve" life in the City?

I may have grown up watching Archie Bunker, those business practices will get you sued. Since you have been advised, it is my hope that you either reconsider those practices or consider the legal and/or financial results from that practice.
Where I haven't been in business for 40+ years, I only have 36 under my belt - long enough that I can choose who I do business with. I might be in your corner of the state, but your business ideology and mine clearly don't match. Hundred-dollar Bills are green, if you have an applicant that qualifies and has the move in funds, get that holding agreement signed and move on.

Well robertj I actually believe that you would group people by color. It fits your profile.
It is, and has been, illegal to do that. How one person can do all of the things personally with all the tenants is astounding, and quite literally impossible. You would never have time to do anything with your supposed multiple businesses. Then add to that you saying you are getting sued or suing someone all the time.
Now let's end with you claiming you pulled the jury out of the courtroom for a field trip on a silly case like this.
