My application screener/utilities manager of 14 years died in his sleep.
He did not answer the phone or texts for 2 days so I asked for a wellness check by the police. They found him.
I'm said to see a friend go. He was a vital part of our team and and important part of our success.
This is a reminder to all LLs - update your checklists.
Stuff changes over time - Passwords, apps, websites, phone numbers, e-billing, e-registrations...seems we're constantly updating utility co procedures, banks want passwords changed every 90 days...
It's called MANAGING your business.
Our spreadsheet has 63!! websites and apps we use with user names and passwords - email accounts, vendors, background checks...
I annoyed my helpers when I (demanded) they take time (paid) to update what they do and add EVERY little detail as if they were training someone to do their job. Got lots of foot dragging and I had to stay on them.
The good news: his checklist of how he did his job is current and will be easy to start a new person.
The bad news: I have to find a new person to bring into our "family".
Next, what is YOUR checklist for when YOU are down or gone? Does your spouse or your kids know where to find critical, timely accounts, passwords, etc?

So sorry for your loss Brad and family. But, because you were prepared, and he was prepared, you can focus on celebrating his life, without the chaos of being unprepared.
OThank you for the reminder to record a how-to manual of one’s job, and all of the passwords.
Today, I am doing a big task, (removing the last ugly wall texture in the house-over the basement stairwell) that involves a bit of peril because of the tall ladder. Made sure hubby knew what I was doing, in case I sent an S.O.S. But, I realized, I lock the doors when I work alone, and he wouldn’t be able to find the key if he was panicked about me ( I’ve shown him where the spares are kept, but he would panic.) So, taking a break now to have another master key cut so he can keep it on his keychain , should I ever need him urgently.
Thanks for the reminder to plan and update. I’m finishing the last great big renovation, and my next task is to get all of those checklists. Though I have been updating a bit too as I renovate, as the reminders from you, WMH, and others here nudged me to get at it, rather than put it off entirely.

Our good neighbor and friend of 6 years died suddenly and unexpectedly and it was not a "nice" aka peaceful death in her sleep. Approx 2 days later her friends found her collapsed on her back deck. Her cat was trying to revive her by bringing her gifts of dead mice and birds.
Terribly unsettling. Always have your estate plan done as well as it looked like scavengers were descending upon her belongings. --64.246.xxx.xx |

Sorry for your loss, Brad.
In mid August we moved out of our house to update the flooring and paint, etc. During that time we stayed at a hotel managed by one of my long term tenants. The hotel staff got to know us.
In mid September we left the hotel and started moving back into our house. A few days later one of the front desk personnel called to see if we could check on our tenant since he didn't show up for work and missed an important meeting.
I checked on the house and both his cars were there, so I called the police. I then entered the house and found him next to his bed. He had a stroke and had been laying there for over 9 hours. The paramedics were called and took him to the local hospital. He was in intensive care for a few days and now is in rehab since he lost use of his left arm and leg.
It was great that the hotel staff were able to reach out to me to do the house check. It most likely saved his life. --23.245.xxx.xx |

When I had 2 four day stays in the hospital our crew was able to keep rolling without me.
They had their lists and knew what to do.
My maint super joked “Oh, you were gone? Huh. Didn’t miss you because you don’t do anything.”
He was right! MY checklist is to observe and plan. I work about an hour a day just tracking projects, usually by phone or FaceTime.
I don’t swing a hammer or push a paintbrush for the last 25 years.
If you work for the IRS in a reading this, how do you spend more time Thinking and planning, watching how to videos such as how to save $7000 on a driveway repair for a flip. I think we can do it for about 300 bucks.
