I have a 3 month tenant that has been paying in cash but wanted to send rent from Zelle and I gave her the phone number to use.

She was getting a cousin to send me the money. I gave her the number but I received an e-mail saying that she had sent 2.00 (my suggestion) for a test. It said I had 14 days to apply to confirm it.

We usually get a text on the phone number telling us it has come in.

I clicked onto the link and I had to pick my bank but I didn't go all the way because I didn't want to link something I was wary of to my account.

Is this something new to Zelle? I went onto my bank online directly, and checked my info and my e-mail is also correct already on my Zelle, so why would I need to apply again?

None of it made any sense to me. I told her get the money from her cousin and we'd meet. Stalling tactic?

She's not getting paid until the 9th. She got fired from her job right after she moved in and that was the only thing she had going for her really. She has a new job now. --47.133.xxx.xxx

I haven’t had any set up on Zelle for years, but, if I recall, each new person had to do the set up and test small amounts. Makes sense to me. I had multiple tenants using the same bank. --172.59.xx.xxx

When I signed up for Zelle, I logged into my account on my computer on my bank's website. That gave me the confidence to know I was in the right place. The things you're describing sound normal and familiar, but try doing it from your banking side instead.

I also make sure to isolate things like Paypal, Cashapp, and Zelle from my primary moneybuckets. I use an account that is easily isolated and has minimal funds in it, so if it ever gets frozen or locked or compromised, it can work its way through the process without impacting my primary operations. --172.59.xxx.xxx

Deanna, I like that thinking also. I went to the bank today and told them my story. The teller first said I wasn't enrolled. I said yes I am, look at todays deposits. It had Zelle on it!

We discussed the whole thing up down and sideways. The ONLY thing we can figure, they used my husbands name on the transaction, and the profile on my bank page says "Pat" so even though the phone number and email matched mine, the name didn't match, hence them telling us to enroll to obtain the money. (even though it is a joint account on the link, with both names on it) the zelle sign up is only my name.

A few month back, I had an incoming tenant try the "Test it" with $1.

Then when she tried to pay the rest of the move-in $$, it was rejected.

I learned that it was flagged as suspicious due to that - like I guess a scammer will "test" to see if an account is active or something, then do whatever nefarious plot they had in mind.

Others had not done the "test" before, and never had trouble sending the whole amount.

She was young and nervous.

I have used the bank only Zelle money transfer for personal and rental payments never had a problem. I always recommend a new renter send me 1.00 test to ensure they set me as a recipient correctly and confirm on my end before sending the larger amount, then I have no liability if they just send the large amount and something goes bad.'

I always get a message that someone sent me money or I sent money to the name I entered in connection with their email or phone number. The only thing that Zelle uses to send the money to someone is their email, phone number # and now even an account number. Name is only for reference, so it's whatever you set up in association with the email, phone number or bank account number.

Zelle no longer has a separate website; it is solely a bank money transfer service now. All transactions will appear on your bank statement too like like any other transaction, so they have a receipt for their payments. As long as you set up a new recipient correctly, there is nothing to be concerned about. Very convenient for all parties, no fee, record of activity, instant cash in your account no chance of rejection or chargebacks. --98.165.xx.xx

You should have a separate account for rental income and expenses not associated with your personal operating account. I only accept electronic payments, primarily bank Zelle, and if they are concerned with that then the only other option requires sending money using the bank's overnight Wire Transfer to another bank account (non-ACH), which is expensive and requires you to give them your account number information, not ideal either. --98.165.xx.xx

We keep an Operating Account, a Trust Account for Deposits, and a third account for taxes, insurance and such per LLC.

For Zelle and other Cash Apps, we just keep a random free checking account. --173.28.xx.xxx
