Just a reminder that in NYS since the HSTPA of 2019, it is ILLEGAL to deny a tenant because they are or have been evicted in the past!
Which is completely ludicrous. I'd like to see the auto loan companies denials based on repos.
That is why it is imperative in militantly pro tenant areas to ask for 6 months to present rent receipts and then match them up with their bank statements. Full proof? No, but goes a long way.

Also, you won’t get a good landlord reference from that tenancy. So use the Landlord reference instead of the eviction as the excuse. A stupid rule typically has a stupidly easy solution. --174.249.xx.xxx |

I didn't hear about the no past landlord references. I mean, that doesn't even make sense. So basically it's "hey, I want to rent from you... here's the money" and they are going to expect you to just let them in.
