For 2025, what is your average rent increase?
Is it the same increase for long term tenants?
Do tenants who require more of your time get a higher increase?
What about section 8 tenants? Do they get the same increase?
In this area, section 8 will only allow a $50/month increase - regardless of bedroom count.

Just put $30,000 into a house since it was looking a little outdated and worn to compete in this market and still had to drop rent $150 from what it was at turnover this summer. I'm pretty sure I will have it rented in the next couple days.
It's the first time in the 15 years I've been doing this that I've had to drop rent but it is still $85 more that what I was getting in 2023. (That might cover the increase in the cost of insurance since then). --64.252.xx.xx |

Rangor, isn’t that the truth! I’ve spruced up and dropped rents before. Not $30,000 but I know what you’re saying. I’ve raised slightly on some existing ones and dropped rents on vacancies this year. A marketing ploy that's worked for me when I have a vacancy that isn't getting much attention is to have a "move-in special" and discount the rent $200 for the first 2 months. It beats the heck out of having a place sit vacant. --98.255.xx.xx |

Rents in my area are much lower than around the States.
I have a built in minimum of 3% increase annually. I round it up to the nearest $5 now. It was rounded to $1 but my bookkeeper spouse complained about it and so did a tenant. Tenant said don't end it at $3, just make it $5. Ha, sure thing!
I think I am at market rents for here. But the last couple I moved in had a $200/mo increase coming up so they moved to my place and love it. It was going to be a 25% increase. --47.248.xxx.xxx |

In my small, rural, isolated community, I would historically keep my rents stable during a tenancy, and then raise them to market at turnover.
This worked-- up until 2020, when all the prices went haywire, the rules changed to allow in a large workforce from Colombia/Peru/Venezuela/etc and we had a massive influx of demand, and various other elements.
So-- for my places that have turned over since then, my increases are pretty modest. $5-$60, depending on various factors.
For my places that haven't turned over since before 2020, my increases are way more. The biggest was a jump from $600-$1200. (That one was allowed to get so low as a courtesy-- they had been stable and awesome for so long, but then lots of health issues that I tried to "work with them" through. Spoiler alert: it didn't work out.) I have another coming available that is at $750, but I expect it to rerent around $1200-$1400. (That one was allowed to stay low because of my involvement with a particular program she was part of, so I didn't want to jeopardize her amazing progress.)
All that money left on the table is entirely my fault for having bad habits-- whether it's timidity or making other people's problems my own. These two are my most egregious ones--- after this, I'll have two more left that would normally bring in $300/month each extra.
However, starting in 2023, I now build in an automatic annual rent increase of about $5-$10. I keep the price stable for the remainder of their first year, and then all of the next year, and then the price bumps up in January of the third year. It has yet to kick in, though, because now my people don't have incentive to camp out too long in my house. Which means I lose the stability, but also gain the ability to increase the rent more organically.
(In theory, I should be shooting for a 30% turnover. More frequently means I have a problem that is driving people away, less frequently means that I'm underpriced.) --96.46.xxx.xxx |

Around here I am getting between 2-3% increases routinely. I know I could push the market harder, but I understand the cost of a vacancy. Being up in the snow belt, now is the time to scramble around and get that quality person inside your place before settling for a ho hum quality resident.
The real issue though becomes the shrinking profit margins even with the increases. This shrinkage isn't going to wipe me out, but for those who bought without the correct cash flow in advance, they will be hurting badly over the long haul or when they get that tenant in the place. --67.140.xx.xxx |
