This year our insurance company sent us a third party to inspect client properties. So far, we've been told to hire a certified company that specializes in rubber roofs to inspect and write a report on the condition of the roof. They also said we need to have all tree branches above roofs removed. Haven't heard about our other places, yet.

The next door neighbor's inwurance company said he had to replace his roof, even though he had purchased shingles warranted for 25+ years and his roof is 10 years old. His roof looks new. He said he is not replacing his roof.

Any of you try to push back on such nonsense? Hubby did remove the heaviest branches above two roofs. We don't plan to trim the neighbor's tree branches; it would lopside the tree toward his house.

We've never filed a claim in the 20 years we've insured with this company.

I know my State Farm agent said they are not insuring 3 tab shingles any longer.

I thought it was just for new places but maybe they are stopping all of them.

In the apartment buildings and house in 2004 & 2005 installed a straight metal roof panels where today those roofs are still there. Shingle roofs are a waste of money as the house next door went through shingle asphalt roofs where now it is 2025. The metal roof is rated for 190 kilometers per hour. When at the hardware the company that makes metal roof panels has a 40 and 50 non prorated warranty on metal roof panels. If started to rust would repaint metal panels after light sanding with rust resistant paint. For insurance of resale of house or apartment building the first thing that comes up is the roof where shingle roofs are the never ending landfill product. What the roofers do in here is buy the builders line of shingles where after 5 years starts to deteriorate. I had to get a roofer installer who was 110 kilometers from house where now spending $5,000 CDN was very worthwhile as the cost of three shingle roofs would have exceeded that. --216.110.xxx.xxx

In sunny California, with all of the illegals, sanctuary city's and other nonsense, insurance carriers are leaving the State. $300,000,000,000 Three hundred Billion dollar Farmers, that owns over 50 different carriers had taken it's 21 century, worth Billions and changed the name and ownership to Toggle, worth only $100,000,000. One hundred million. So when illegals with no drivers license, no insurance cause a Nit and Run situation, and the City/State want Farmers to pay everyone off only because they have money--they can now threaten to leave the state, with little to no liability. --47.143.xx.xx

The previous insurance company we had decided not to insure older properties that may contain lead pipes...I believe that was Progressive.

Hubby just corrected me, the neighbor bought 50 year shingles, which is why he is not going to replace his roof. He has a tree much larger and taller than our trees. So I'm glad we don't have that insurance company.

I remember the inspector tell me that ivy growing on the brick ranch style house was a fire hazard.

I did have an insurance inspection this year on a commercial place this summer. No issues, they just looked at the extinguishers, smoke alarms, and CO detector along with egress lighting --67.140.xx.xxx

Here insurance companies will not insure a building or house that does not 200 amp electric breaker panel where insurance want to avoid fuses altogether. Insurance companies who find that the was converted to illegal apartments without getting building permits where insured as a single family house where if there is serious fire no matter who causes it will not pay out so the owner will end getting sued. A older house or building it is better to get rid the older wiring and older pipes where with plumbing use commercial Uponor pex piping then can be manifolded where one 3/4" line for hot and cold water to bathroom and kitchen then use use manifold to connect each fixture to 1/2" line. With Uponor pex piping can install sprinkler system as 1/2" can be used. A type pex piping bends easily eliminating more connections. I doubt a shingle roof will last 50 years where all warranties are pro rated. Metal roofs have warranties for 40 and 50 years. Also make sure the tenant has contents insurance where a break in, fire or flood covers contents. Explain policy only covers building components. --216.110.xxx.xxx

Oreo, I use NREIG, found on this very website. I talked with a rep at Mr Landlord convention, and switched when I got back from that year's convention.

Now, I have never had a claim, but I have talked with the account rep when I had a possible future claim. Thanks WMH for telling us to talk to our insurance company when a possible claim event happens. I gave details to the rep, got confirmation that I was doing the correct steps, we discussed many things I do in my rental practice to minimize risk of injury. End result: next month I received a ...da.da.daaa.... Rate DECREASE! ! Yes, boys and girls, a decrease. Oh, and never did have a claim, and I believe time has passed for anyone to make a claim on that incident.

I have been very pleased with the website, billing process, and incredibly pleased with the handling of my one possible claim incident. I insure mainly to protect against lawsuit claims, which you know are very high in our area. I'm not so worried about the structure, though it is adequately insured. So, I'd recommend NREIG ( did they change their name recently?I need to check.) --72.135.xxx.xx

Wow, thank you BUSY! More than ever, I am looking for a different insurance provider. Just got another letter rom my current provider that cant be opened. When I called for the info, she said the company would send us a copy. She said that the last time and the company didn't so I have no idea what needs to be done or on what property!
