I request/require 60 days+ notice for not renewing a lease. When I DO get notice, I start advertising, vetting and then set up showing times of pre-qualified prospects.
I have started to notice that it's honestly too much time. Lately, between fewer prospects looking and even fewer qualifying, the last couple of upcoming availabilities have been signed about 15-30 days out.
I liked the 60 days because we require 2x the rent for deposit, and 60 days gave me flexibility to allow a few payments for some. It's a lot of money. But that doesn't seem to be as much of an issue now - people seem to have money in the bank. Or I'll allow a couple of payments anyway: 2x the rent for first month, then 2x the rent for second and done.
I also used to think I was getting better planners - and that's somewhat true but still getting good tenants 15-30 days out too.
I know a lot on here don't show occupied units, but for those that do: what's your experience with time frames these days? --173.28.xx.xxx |

I used to only show vacant houses until I realized how much money it was costing me every year. I just filled two units back to back while they were still occupied. I only require a 30 day notice, but that was more than enough time. When I had dozens of rental coming due for a renewal of a lease, or termination by the tenant of their tenancy, I did not "WASTE" time preparing for a move out, OR, try to pre rent a place.
Why?
People can change their mind, and then back again.
People make plans but underestimate the effort and time it takes to pack and move.
People think their new rental will be ready on time, what a joke.
If I had a dollar for every tenant that miss manged their move out, I'd be rich, or richer than I am already. --47.143.xx.xx |

If this helps...we are ALWAYS accepting applications. We encourage folks to APPLY NOW to be pre-approved for future openings.
We post known openings as COMING SOON.
This gives us a "waiting list" to contact when we have a vacancy. People have often found a different home or changed their mind or split up...so it's not an exact science.
The beauty is we are working with people who are pre-approved not trying to find someone quickly.
Right now I need 50 PAID applications to ONE green for go, 2-3 yellow for MARGINAL. The rest are red for NO or incomplete.
We don't normally show occupied homes for reasons Robert J mentioned - changed minds, surprises, updates to do, Holding deposit hassles...
MOSTLY I don't like the hassle and pressure of trying to coordinate folks and maintenance. We make plenty - a few days of lost rent won't move the needle. (Didja see the car?)
Most of our leases start on any day of the month. The first is not the magic day for us. Our new folks are usually still finishing their lease and overlapping to start with us.
we never do holding deposits - the home stays on the open market until someone signs a lease and pays. This system motivates folks to sign and pay NOW for FOMO - Fear Of Missing Out.
Weekly rent makes this so much easier. They can get in with a week of rent plus a 30 day plan to pay the Rent Discount Program Fee (in place of a deposit).

I am on the second month of extensions for a tenant that bought a house.
She paid another month's rent on the 15th. This works out for me as I am on another project right now so I like the extra time.
I have never showed a place that was occupied unless the outgoing tenant had a prospect come in on their own. I consider it a privacy thing. Nothing wrong with showing while full, but I know I would not like it if I was the tenant.
First house we lived in we rented. Gave notice because we bought a place. Realtor decided to show the house without calling. My wife was in the shower, heard a noise and started to freak out. She met them in the hallway with a towel and a gun. At least she had a towel.
When we have sold any of our primary residences we are always completely out before we list. I don't need people all up in my business.
When we went to look at houses with my youngest I checked the closets, as I always do. Guy had a couple rifles in there, not secured. He didn't know who the realtors were bringing in. I could have walked out with a .22 and an SKS.
Couple months after the sale I was over working on the koi pond. The son's spouse walks over to me with a loaded revolver. The guy had a stash gun in a tub of pond chemicals.

I have to agree with Brad on this. For me, in my area, showing places that are full is not appealing to me. I have before pictures that I put on the website and in the ad. I don't make big bucks, but I do not see showing early as a way to increase profits by a lot.
Especially if the courts have told the tenant to leave. Talk about awkward, ha ha.
I know that this works well for some folks (WMH) so I would never say never.

We require 30 days notice but I am realistic in our market, even supposedly good tenants just don't care. Our last one had been there 3 months! (90 day wonder) Nice kids (she was mid 20's, he turned 18 while there so never on the lease).
They gave like 2 weeks notice and wanted me to let his sister move in, I checked her out and she moved in as they moved out!
I got it in writing they were letting her have their deposit. Win/win

I start asking for referrals from existing residents as soon as I know a vacancy is coming down the pike, providing the home is expected to be in great shape at move out.

Just a thought,
I wonder if the "normal" market most of us work in has replaced the market to which you have been able to work in for the past several years.
More on our applications...most of our incoming apps are for our BUSINESS and type of homes we offer, not a specific home. In fact when we do the IN HOME VISIT they often tell us they have not yet toured the home (lockbox self tours)
