You know about our hut falling down - it's been three months, still working on permits and policies. We did receive max insurance payout for the building and back rent for three months so far. So far, so good. But still the hut is staring at the sky waiting for rescue.

Now big water leak at older trailer (on foundation.) It's a hodgepodge of bad pipes under there. Apparently "we" knew about this but sang "la la la I can't hear you" for several years and now ...time to pay the piper, Roddy.

Luckily Tenant is almost our least stellar so we have asked him to move without remorse. Ended his M2M lease and gave him some time to get his junk I mean stuff out but we have shut the water off. The ADU will carry the property just fine and loss of rents insurance should cover this one as well if we need to file for that.

I've often said we lose tenants to two things: they buy a house or they leave the area. And sometimes to growing families: now losing a LT tenant to a second baby. They have hung on in their tiny cottage for four years but it's time to move. Breaking their lease at the worst possible time but oh well what can you do? It's a cute cottage, well-kept, so we'll get it rented BUT

Have to rent a not-so-great place first...it's POSSIBLE though that Hut Lady - who is still looking for an affordable place that will take her cat - will rent that. Showing her tomorrow.

You can collect lost rents from bad pipes?

I have lost rents but only if the place is basically destroyed. I need to look into it closer.

Sorry to hear that you are going thru so much at one time. You spent so long without issues I guess it caught up with you.

We've just gone through a tsunami ourselves. A 20" diameter "branch" fell on a garage and we had to replace the roof. Someone shot up one of our rentals. Another tenant finally told us about the water that had been coming through the ceiling for 18 months and we spent a week rebuilding rotten joists, subfloor, etc.

Bad luck comes in threes, right? But two weeks later, we found major termite damage in a rental garage. Entire front of the three-car garage had to be rebuilt. And then our city got 14" of rain, collapsed two basement walls under one of our SFHs, and flooded the basements of three other properties, killing the water heaters and furnaces. It did indeed pour!

Oh Robin - how are you holding up?

We did get a vague text from a tenant last night that the reason they had so much trash in their driveway and packed into their car (found on an exterior inspection and notified of such by me) was because the "roof was falling down." They forgot to mention it though. Sorry.

DH rushed over and...no roof issues. A piece of crown molding at the ceiling had somehow popped loose at a joint and was sticking out a bit from the wall. It was THE most minor issue we've ever photographed I think.

So whew.

WMH, was the tenant trying to bail in the middle of the night?

Yes, loss of rent rider is something I get. Good reminder why it's worth it.

No Zero. Lots of traumatic issues like a brother's bad car accident and such. The car is filled to the brim, even the driver's seat so I don't think they COULD drive it anywhere.
