There's interesting stuff going on in the world of Bitcoin and crypto. Prices last year have gone up a lot but then, so have houses, at least around here.
I've been putting excess cash flow into Bitcoin and crypto when there are no good deals around.
I know it doesn't throw off cash flow like rentals, but prices of rehab houses here are pretty high and workers are hard to find at decent prices.
One alternative is money market funds or maybe bonds but they are only around 4 percent when inflation is MUCH higher, no matter what the govt says (their lies)..
I keep kicking myself for not buying jest a couple hundred dollars in Bitcoin back in about 2012 when it as half a cent for a Bitcoin. $200 would have bought 40.000 bitcoins. The price now for ONE Bitcoin is about $114509 today.
I had $200 to spare back in 2012.
This makes me think about the major life changing events that seem to occur about every 20 years or so. Invention of desktop computers and software (MSFT, Oracle, IBM, Dell,etc), consolidation of trash industry (Waste Management), Netflix and streaming services, the internet (Facebook), changing retail sales (Amazon), and now robotics and especially Artificial Intelligence. Jumping on any of these at the beginning would have made a fortune.
Real estate has been good to me but those other things - wow!
As we are now facing the possibility of a downturn in prices of real estate in many areas combined with rents getting so high regular people are having more trouble, I'm moving some of my investments towards crypto, AI and robotics, etc. at least until the market shows me that real estate is more reasonable. --97.85.x.xx |

Any way of avoiding over sight of money being transfer is going to make it easier for criminals to laundry dirty money along countries try to avoid the effects of economic sanctions. If you had invested that $200 in the stock market into a company called Sitio Royalties it would be worth over $3.7 billion dollars today. That was the best performing stock in the market during that period.

You are so right. Hindsight is perfect. It's the foresight that I keep missing. As a younger person I was too busy chasing different things and missed many of these opportunities. Still, I did ok, but not nearly as much as if I had caught and rode one of the big companies. Heck, even if I had just put money with Warren Buffet it would have made a fortune. However, my not paying attention and getting serious caused me to miss those opportunities.
Now that I have made enough to last my lifetime and my kids, I still sit back and I can see what I missed. Ouch! It could have been so much more. Still, no reason to cry over opportunities that are gone, what to do is to see the next big opportunities which, I think, are robotics and AI. I will still do fixers but now I really need to find reliable helpers that fit the money available or else I have to go back to looking at high end fixers like I used to do with partners in coastal Calif, say 1 to 1.5 million to buy, another 500K to 1 million to fix up, then sell them for 3-5 million. Then at least I can afford to pay the high labor costs for the repairs without worrying about it. I can't afford to pay those costs on sub 175K final value properties as there is not enough room to buy, fix, and profit in current prices around here, not to mention carrying costs. Right now I have a few I picked up very cheap after the crash of 2007-2009 and they throw off enough to be ok, but not enough to spend like I used to do. Now that I'm getting older I find I just don't need the kind of cash flow as before. --97.85.x.xx |

Thanks for asking. What I'm looking into right now is crypto and AI opportunities, some vacant land with trees on it, and empty houses in Japan (it's a different culture there and I think there is opportunity if done right).Perhaps a little of the futures market in this country (just quick ins and outs to generate some fast money, hopefully).I still look for fixer-uppers but they have become harder to find for a price that makes a profit in the lower end range and there are not a lot of higher end properties around here like there were in Santa Barbara/ Montecito area where I used to live (it's a whole different world, money wise).
When I talk about vacant land with trees there are 2 kinds I look at around here- land with original forest (mixed hardwoods and softwoods) and land that was logged off during the time that the Great Northwoods was logged off from about 1880-1920. The latter was replanted in stands of red and white pines long ago and those trees are now mature. Raw land can be had fairly inexpensively and then make a plan to make it produce a cash flow long term.
Houses in Japan and their culture are interesting because, in Japan, they figure that a house is worn out after 30 years and the tax structure of the country along with this and their culture leads to many people just walking away from these houses. I can buy them for a good price and have them rehabbed and then rent them out with a company there handling it. There are few problems that we have in this country with bums, deadbeats, squatters and the entitled crowd. I look at things going on in big cities here -activist judges, tenants having more rights than owners, and an often hostile environment to landlords and I think there has to be better opportunity away from these things. --97.85.x.xx |

Richard, between Bitcoin and empty houses in Japan(Akiya), you are right on with my wife's vision. She nagged me to buy bitcoins when it was $10K a coin, I have engineer background, but I can't trust those digits, I didn't touch it when it was less than a dollar a coin, so I didn't do anything other than opened an online account and invest $2000. Then it went higher and higher.. Wife wants to own at least 1 coin as insurance policy, just in case it shoots to moon. I still don't believe it, but I can afford losing 1 coin.
Akiya, wife got to know a Japanese lady on a recent trip (the host of the AirBnb where she stayed), she helped hook up some real estate agents in a city near Narita. Wife bought 3 AKiya for a price of half a single family here and told the lady to knock her socks off, do whatever she likes to rent them out as AirBnb. That was 2 months ago, they are slow, I may go get my hands dirty to help fix them up next year.
