One of our tenants is changing her name to her maiden name. She's been in the home since June 2020, and her current lease expires in June 2026. ClearNow is giving her instructions on what to do for them.
I'm wondering if we also need to do anything with this? Or just wait and change her name on the new lease in 2026? [She'll likely be with us until at least 2028. She's a professional with good income who came to us with her daughter due to a divorce. The daughter is now away at college. She's one of the best tenants we've ever had.] --71.246.xxx.xx |

One time a tenant did a complex name change due to a divorce. So I prepared a document saying, regardless of her new name, both her new name and married name are still responsible for paying rent and damages. And if I have to evict or sue for damages, assets in either and both names will be used to collect a debt. --47.143.xx.xx |

I would ask her to send me a short note - email is fine - once it's finalized, giving me her new last name & the proper spelling of it. Then just update the lease at renewal.
...OR...
Create a simple addendum to attach to the current lease. I would want something in writing confirming the change, just incase..........this great tenant ever goes bad. --72.218.xx.xxx |

Thanks. She completed the change with ClearNow this afternoon, and is sending the new DL photo. She asked what else we need. She took the initiative to contact us about the name change. Thanks for the input.

It would already be in the system as such.
