My tenant installed his own carpet in 3 bedrooms in my house with my consent. In 3 years he has allowed his dog to defecate and urinate all over the carpets. He has moved out. Can I charge him to replace all the carpets an how to determine what price? --72.49.xxx.xxx

so with your permission he removed your carpets, i will assume your carpets were no good which is why they were removed. he installed new carpet.i would be inclined to charge him the removal and disposal of the junk carpets and any repairs due to damage and i would not charge him for new carpets. my guess is you are going to find lots more damages to keep the security deposit --98.98.xx.xx

If the tenant paid for carpet then the carpet is written off no way. Now is the time to install a ditra membrane then install a commercial grade porcelain tile where that is going easily last 20 years or more. Once a tenant moves out s quick mop with bleach then good to go. Buy about 10 boxes so if porcelain tile is damaged than easily replaced. Some have damaged grouting where easy to replace. Some landlords use the cheap laminate flooring then after three years the landfill begins.

A lit cigarette or dog no problem. Expensive upfront where over time vacancy loss along cost of replacing a entire floor get the money back then some. For rentals commercial grade one and two locks along metal covers for light switches and receptacle covers are the best options. What does your rental agreement say?

Mine has a clause that says if I authorize the tenant to do any modification to the property, that it stays with the house & becomes my property when they leave.

At the very least, you need to charge for the damage under & around the carpet as well as its removal. That will all add up to way more than the cost of the carpet. --72.218.xx.xxx
