The small house i am working on a neighbor turned in me for no permits,building inspector was nice and called me and said come in and get the permits or i have to double the cost and add $500. $30000 of work created a $860 permit fee,which is rediculous plus a third party electrical inspection probably another $300.I am used to neighbors coming over and thanking us but not this time,maybe they prefer the hay field for a lawn and junk all over the yard.very nice neighborhood on a dead end all single families.Now i need to come up with something to get even with the jerk who called the town, cant let this go --98.98.xx.xx |

Among many things I'm also an electrical contractor and deal with "owners not having permits".
A friend of mine got married and had twins. She purchased a 2 bedroom 1 bathroom house on the West Side of Los Angeles, Costing around 1 million dollars. Their garage had been converted, by the previous owner, into an office with a 3/4 bathroom, no permit.
Since rich people are often stupid, she had clients come to her house, park in front of her neighbors house and make noise in the back yard/ garage office. The neighbors reported her to the City. Building and Safety came out and issued them an order. Remove the interior home office from the garage, put back a garage door and pay a $10,000 fine. Operating a business at home with out a business license.
She was going to just remove the garage conversion, pay the $10,000 fine, and they sell the house and buy a 3 bedroom for $1,500,000. A fixer upper.
She remembered I was a contractor and landlord. Her best friend purchased from me a home some years back and had looked at 7 homes and multi-units as an option.
SO in short I said you are going to pay a $10,000 fine, pay a contractor to demo your interior garage. Sell you home an pay $80,000 in commissions, then buy another house -- INSTEAD OF SOLVING THE PROBLEMS.
I told he give me full authority to do as I please, and hand over $25,000. Her family realized doing things right and paying $25K, is a lot better then spending another $600K to get another house.
So with my thermo scanners and electrical devices I mapped out the electrical, structural and water in the garage. There were mistakes and a lot wasn't to code.
I submitted to the city my plans on bringing the garage to code, and removing the bathroom shower. I was going to run a sewer line on the side of the house and tie it into the current sewer line at the street. Removing their current sewer pump.
I then built a covered carport for 2 cars, loosing the garage parking.
Within a moth they had a legal permitted office garage, with a roll up garage door so it still could be used for off street parking.
Her other contractors said this was a waste of money... I said it saved them $575,000 and they kept their lower property tax base. It wasn't until years later when they sold that house and got $200,000 over market because of a legal office in the garage. --47.155.xx.xxx |

The guy wanted to buy the house but didnt know how,i kicked him out 2 days before the closing because he wouldnt leave when the lady i bought it from said she didnt want him in her house and he wouldnt leave,we had words then and he is just an idiot.As NE said i cant be a pushver, i would rather he tells people i screwed him over after he caused me problems than have him say he screwed me,helps to keep the next guy from wanting to push me around.I am used to neighbors loving us when we start cleaning yards and hauling junk out of the houses but not this time, got me permit so nothing they can do now. I do like NEs suggestion of the low income housing sign.WMH- how has flipping screwed anyone? i buy houses few would buy or be able to rectify even if they think they could and make it a liveable house.I dont get permits because they cost money and slow the project down but i do better job than code would require,every one has my name on it and my reputation which can affect future sales, people may not like me but they dont say i turn out a poor product --98.98.xx.xx |

6x6 the guy is a little off, he thought my house needed to be knocked down and he wanted to extend his yard, then he complained about the trees in the neighbors yard that had to go like he thought they were my problem.i paid $45000 for the house plus it would cost $20000 to knock it down and it would extend his yard 40 feet,not enough of a difference but i dont think he has the understanding of what it would have cost,if it went to the county auction he wouldnt have got it for $45000,someone would have paid a lot more --98.98.xx.xx |

People are people... can't change that fact. We were on vacation and I received a letter from the code dept. Seems that one of the neighbors called codes on a property of ours. It didn't state what the issue was just that "a complaint was made, potential of a code violation" and to call the code dept for further info.
When I got home and saw the letter I called and left a message for codes. I then texted the tenant (it's a SFH) and just said "I received a letter from codes... do you know what's going on? Did you not mow the lawn, garbage or debris in the yard?"
He wrote back and said "no, we took care of it... one of my daughters birds got loose".
When codes called back they said "yeah, neighbor complained because one of the tenants turkeys got out of the penned area and was running around. We just told the tenant to make sure they can't get out."
I mean... you call codes instead of just telling the neighbor "hey... your turkey is out... can you get it"?

In our market, we have too many "Karens" to NOT pull a permit every time. These Karens are often owner occupants that have let their own buildings fall into disrepair and are most likely jealous of fixing up a place.

Are you sure a neighbor turned you in? An inspector might have noticed that you are working on the house while he was out doing a call on another property.
In my area the assessor runs drones over the properties looking for contractor's vans, new outside work, and things like new air-conditioners.

Oregon, it was the neighbor, he was trying to intimidate the seller 2 days before the closing,i stopped by because she had her phone turned off, he wanted to buy the house and we had words. it is a dead end with about 8 houses,i saw inspector drive by,then he called me because we were in touch because he had issued a letter to the seller telling her to clean the yard and i called him explaining i would do it as soon as i bought it.he said someone is calling but he has been very accomodating to me,told me get my permit otherwise he has to give me a stop work order,double the permit fee plus $500 fine which he could easily have done --98.98.xx.xx |

Sounds like the inspector understands the value that you bring but had to follow up on the complaint from the neighbor.
That seems like a hefty price for simple permitting, but I am in the armpit of the state and permits do not cover the cost of the fuel used to do inspections.
So give us some numbers on this new project.
Purchase price, reno costs (with permits) and projected sales value.

Permits here for doing a whole house ADU (electrical, plumbing, etc. until we get a CO) are maybe $500. Small price, really, and since we want our ADUs to be "legal", and now that laws have been passed that you HAVE to disclose if you worked without a permit when selling, we pull permits.
It's not the price, though. It's the hassle factor of having to Kiss A$$ to the support staff...who choose to answer questions one at a time, and if you forget to ask one, they don't bother to supply it. --173.28.xx.xxx |
