1. the male is 33, white, but he only has a job record since 1/25, otherwise, he said he was unemployed. How can it be?

2. Both male and female did not want to provide DL, they only provide the passport ID.

3. They specifically look for the property own/operated by owner, not a management company.

4. Both has over 700 credit score, but the female has $125,000 student loan since 2014 and defer to Nov. 2025, the interest is about $30K. Does a student loan need to pay or not?

Should I flag these potential tenants, or forget about it?

There are many, invalid reasons, why an applicant won't provide their "Current" drivers License. Reasons:

1. Out of State

2. Different spelling of names, first, middle and last

3. They don't have a valid license

That certainly causes concern.

Drivers license will show you their address, which they may be trying to hide. It may also indicate the license is suspended for some bunch of criminal driving behaviors. IF someone does not have a license, they can show me their state-issued ID that has the same info as a license (Name-spelling, DOB, Address,)

Wanting a "private owner" is always a red flag - they want someone who won't screen them properly (don't be that person).

Another vote for NEXT! (Unless your property is in a class F hood, I guess and then I'd be hesitant).

I would have already stopped communications with them and blocked their numbers.

You're trying too hard to fill your rental and its clouding your judgement. I look for reasons to disqualify an applicant and when I find one (much less the three reasons you have), I'm done with them and move on to the next one. If you dont have enough applicants, fix that problem with better listing practices. Don't settle for the one applicant who is less bad than the others.

1) deny, not sufficient work history

2) deny, if they can't provide a license then how did they legally drive there to view it? There is a reason they don't want to show you their license. The don't meet my "being corporative" requirement.

3) big red flag probably means there is a reason they are looking for someone to take advantage of. When combined with #2, you are being scammed big time.

4) based on the 3 previous answers I double down on the assurance that you are being scammed.

Pass, for all the reasons above.

Like Tim in CA said, you're trying too hard. I have an essay I read my students in our Landlord 101 class after we cover the section on tenant selection. Here are the concluding few sentences:

Don't work to qualify an applicant. That's THEIR job.Your job is to keep trying to disqualify them until you run out of things that would eliminate them. Then, you MAY have a good applicant, but only time will tell.

33 and his only job ever is this year? He just got out of prison, he was fired from his last job for cause, or he just graduated from a PhD program. Nearly all college students have had a job and at the very least they will tell you that they just graduated. There is no reason to keep that a secret.
