Having a toilet with no flapper where bucket tilts then water goes down where with tenants has to idiot proof. Niagara flapper less used in apartment buildings where had a few repairs which required adjustment. Each province or state has a distributor. A lot of large apartment complexes here may buy a hundred toilets where over time they get the money back as lower water and sewage charges are reduced. Not the most stylist toilet where functions. I bought the Lowes house brand, Aqua Source elongated chair height, two weeks ago for one I'm selling. While the ceramics were good, they were thinner than what I'm used so they will break easier if mishandled. The main problem though, was the tank bolts and flange bolts. Those were a joke, pot metal bolts with brass plate over it. I'm betting those will have to be replaced in 3-4 years when they corrode. Niagara flapper less toilets can buy parts on Amazon where buy a couple water valves which never had one fail. The bucket never wears out Simple design unless a tenant breaks. Can buy a spare bucket assembly. Can buy one where try out to see how it works. The toilet was designed in Canada where making here is too expensive. As the bucket does not contact walls no tanks sweats. Had all 39 rental units where never had the problems with flappers.. Only problem is a tenant blocked toilet were bought a Ridgid plumbers grade toilet snake at HD. In rentals used one brand of faucets where keep spare parts then if one broke was able to fix. Used ceramic disk single faucets and single disk for bathtubs where it was rare to fix. One time took out cartridge where cleaned then put back together. Running rentals is to eliminate calls on weekends. Used Grade 1 and Grade 2 deadbolt locks where a passage lock where no one was ever locked out. --216.110.xxx.xxx

Minimum is 1000g per flush where with any ultra low flush toilet that has to be pressure flush. Noisy flush which works. Have used pressure flush toilets where filled warranty then received notice that pressure flush tank could explode where company sent me a new tank. For apartment buildings a upfront cost where over time have reduce every cubic meter of water consumption along sewage costs. For house tenant is paying water.
