Robin's catastrophe due to flash flooding along with those same problems here made me inquire about flood insurance. I can only get it via the government and the minimum cost is $3,000 which could go up with underwriting. The problem is adding this on top of what insurance is costing already. --23.28.xx.xx |

My vacation rental got hit by Irene (2011). Fortunately I installed a sump pump as insurance against this. It keep the basement flooding to a minimal but I lost the driveway and septic. Rebuilt with cash out of pocket because I learned FEMA only covers owner occupied homes AND is limited to 35k per person.
Even in 2011 35k didn't go too far towards a rebuild. --198.168.xx.xxx |

1) You can't insure ground. So if you lose a driveway, a yard (which we have at least three times) it's on you regardless of insured status of house. Lost a large part of a few yards in a few different hurricanes...with one, we lived with the smaller yard and sold the place. At our own house, we had it rebuilt. It never came close to the house, but it developed sinkholes that had to be filled. Dirt can be expensive.
2) FEMA is not flood insurance, it's emergency help. When we lost a ground-floor place from a hurricane, they assisted our tenant but not us.
3) Flood insurance only covers X amount (I think it is $100k) no matter the value of the building or the cost of premiums.
4) For us, one place would have had to flood at least 5 times for the premium for ONE YEAR to be begin to be worth it (we fixed it up and sold it.)
5) I once lived on top of a small mountain in Virginia. There was a flash flood that went up to the second story of multiple homes lower down that had never flooded before (or since) as they were quite far from a water source. But an old dry creek filled up and that was it. It flooded both ends of the road leading to the mountain top up to the tree tops. Creek was gone again the next day.
