I use zillow, and the court screening tool as a prescreen for all potential applicants. Question: When i see arrests and convitctions for felonies that make it automatic denial for me, should I just ignore the candidate and move on or do I have to go through the motions? Thanks! --73.41.xx.xxx

Screening out keeping out the criminal elements who cause a real problem in a rental complex. In the province of Ontario anyone with credit score below the seven hundreds is going to keep looking. Here if you apply to work for government, private company or RCMP or other police force if you have a criminal background you are not hired. Imagine having a drug dealer in the rental complex where violence occurs. In Canada it is illegal to carry a hand gun where only police, security can carry where at the station must be left there. It is illegal to have assault rifle where again military and police have. Most the violence here is done with illegal hand guns and assault rifles brought in. Again I suggest you consider joining a landlords association where going to get good advise on screening and other issues. Security cameras in a rental complex discourage criminals as they do not want to be cameras. --216.110.xxx.xxx

I guess nobody told you, but in California criminals and degenerates are protected! Curtain credit, eviction and criminal history are NOT allowed to be disclosed to "people/landlords" conducting background checks.

I got contacted by Section 8, they had a candidate for one of my vacant units. They already ran credit and background checks and passed. Their new program, Section 8, will pay a first months rent plus a $500 non -refundable deposit that I could keep.

How nice I replied, but I'd like a copy of the applicants Credit and Background history. Section 8 said they are not allowed to release personal information, but Under California law, I had to take this candidate.

So knowing how bad landlords are treated in CA, I agreed to First show the candidate the unit, maybe he wouldn't like it. When the candidate showed up with a Section 8 representative, I took a picture for my records. The wanted me to delete the photo and became violet.

I sent the photo to a friend who used facial recognition software. THE PERFECT SECTION 8 CANDIDATE WAS AN EARLY RELEASE Jailbird because of pandemic. He was given a 7 year jail term, released after 19 months. Convicted of assault, drunken behavior, rape of a male youth.

All of the lies so Section 8 could earn a 25% commission off the rent money.

I rejected them and Section 8 took me to court. --47.155.xx.xxx

One can complain that their state doesn't allow for their access to specific records or they can take charge of their screening process. Individuals are allowed to request their OWN records so mandate they bring these records when viewing the property.
