Hello fellow LL. I have a tenant who wants to pay their rent until the end of this year ! Some might say yes and some no. I usually do a rent increase in October for this tenant that’s when their lease is up. Should I sent the rent increase and a note letting them

Know how much it will be with the increase or wait until Jan 2026 ? Tenant has been here for 10 years only been late once. I had to repair a plumbing issue which they reimbursed me. --70.93.xxx.xx

I had a new tenant give me one year's rent up front. They had an insurance claim and knew they would blow thru the money.

Unfortunately they snuck in a puppy. When confronted about it I told them the dog had to go. She said if the dog goes we go.

I kindly accepted the end of their lease.

I guess I would do it again if the opportunity arose.

Not sure if CA has any funny rules in play about collecting ahead of time, so I would check into that first. --107.147.xx.xx

Sure! I'd be happy to work with you on that (I wonder why, though).

You know your lease is up for renewal half way through, so it sounds like you definitely want to stay and renew.

You know how that is the time that the rent must increase a bit each year, so let's calculate what the total will be through the end of the year, including the increase in Oct.

Why don't we just go ahead and sign the new lease /renewal now & get it done?

So, you plan to start making regular payments again January 1st, right? I need to get that recorded correctly in the new lease - so need to be sure on the dates. --72.218.xx.xxx

I am not aware of any issues with accepting it up front. I have taken 6 months at a time in the past.

It’s only 4 months of increases. You can always work out your loss for those 4 months and add that to your increase for the following year. This only if you aren’t giving out the maximum already.

You can always place the money in a TBill or HYSA and get back 3-4% and mitigate your loss of rent. --162.204.xxx.xxx
