If I were to go back to doing everything manually. I tried turbotenant for my last vacancy and wasn't impressed. It was cumbersome and redundant compared to what I already have in place..in fact, my system blows theirs out of the water. For time savings, the google workspace platform is my go to. With google drive, I can access my files from anywhere as well as automate document creation/modification and I also have a script that scans my calendar and reaches out to schedule appointments with those that have passed pre-screening, but aren't yet on my calendar. --143.105.x.xx

I second the Google workspace.

Since we dropped our shared files there it has saved so much time and head scratching.

I had put the excel file on a shared drive. But only one person at a time or things got weird. Now it is all simultaneous.

Still make back-ups from the Google Drive to a hard drive and a flash drive. You know, just in case.

I use PDF filler which is a cheap man's docusign. Makes life easier as well. --107.147.xx.xx

Calendly - is a paid app that allows you to give someone a link and they can schedule things on your calendar. I want to say it costs $100 a year.

After the prospective tenant goes through the google forms pre-qual form (and passes) they get a link to my calendar. They click on a form I set up called Home Viewing. They are allowed to book 7 days out on my calendar. I have chosen my available hours. After they pick a day and time, I get an email that says I've got an appointment where I will meet them at the rental.

I don't do open houses and I only see those potential renters that meet my minimum qualifications.

All this happens with little to no interaction on my part. This all saves time.

I used dropbox to aggregate all my files. They have a feature similar to DocuSign. I want to say it costs $200 a year. I'll use MS word to edit a lease and save in dropbox. I use dropbox to edit the word document where I want the tenant to sign, they get an email to do the electronic signatures, and then I get the document to sign via email. Everyone gets a PDF that is fully executed.

If you need to send an amendment to the lease, add an animal addendum, or whatever. Send them via dropbox signature feature and you are golden.

All very handy for a busy landlord.

I like MileIQ. It logs the mileage and times automatically, based on the location of my phone. Documents milege AND my activity for the IRS.

Best: Each night before laying down my sleepy head I make a list of what needs to be done, on paper, with MY hand and MY brain, think it thru, then prioritize them 1,2,3,4.

This simple simple habit helps me minimize time and travel, avoid distractions, and focus my activity on the things that move my business forward -first things first.

I started this years ago with DayTimer pads - a page for each day.

My most recent tool is the way I now use ChatGPT. I have a large dry erase board in my office where I scribble all of my daily notes, brainstorming and To Do Lists.

At the end of each day I will use my phone camera to take a picture of my board that has random notes scribble, etc.

I run the picture through ChatGPT and it will interpret my notes, format and organize them and create a word document or pdf that I can upload and save or print out. --136.61.xx.xxx
