I'm far from being the most tech-savvy person around, but I was wondering what free advertising platforms my fellow LL's may be using currently to advertise your rentals?

I occasionally use signs on the property. Craigslist, Facebook, either my personal page, or the local group sites. Facebook Marketplace brings people from way out of the area and I'm not interested in that.

I also have put up flyers in businesses like hospital bulletin board, etc. --216.126.xx.xxx

For me: (your mileage may vary)

Craigslist is #1 and you can mask the exact street address giving just an intersection. Oddly enough I get my best tenants there.

Zillow #2 but going down hill fast. Low performing tenants pay a one time fee to pepper as many applications as they can. Problem is, Zillow's application and background checks are faulty. They do allow you to mask the address though.

Apartments.com They don't allow you to mask the exact street address. That's a non starter for me in the land of squatters rights.

Zumper Meh. I don't get many responses from Zumper

Redfin: Same low performing tenant leads

I am not getting any leads from Zillow ( paid ad)

Apartments.com -- I am on free listing now, the premium is expensive, I think it's around $90? is it even worth it?

Mine is in a rather high-end area at a prime location near downtown Dallas Metro, listed for $3350 ( 2800sf 4 bedroom sfh, just remodeled) townhomes/apartments near by, half the size are going for more. Zillow suggested $4000/month, I am not even asking for that much. Most homes are 700K-1.5M in the area. Definitely a great deal in my view. But I am not getting any hit.

I didn't put a sign outside, didn't want to attract vandalism :( It's on a very visible street, sign would definitely help. --70.119.xxx.xx

Lately I’ve been posting my available homes on Facebook. I’ll get a lot of information, bedrooms, bathrooms, price move-in date. What I really love when somebody replies I can look at their information on Facebook. Sometimes they’ll post animals, I can see evidence of smoking, and if they’re party types. I’ve had people say no pets and they love to show off their pets on Facebook. --99.23.xxx.x

Yes, I agree. I use FB Market mostly for lower range homes, lots of leads, many are not qualified but I have also gotten a few good ones. I always look up their profile first. --70.119.xxx.xx
