Thanks for all the words of wisdom a few weeks ago. I was trying to get a low offer accepted, and the seller's agent was not helping much, despite the property sitting since February. I walked away, as suggested, painful though it was! I did leave the door open. That was July 23. Today a text from the seller's agent: Hi DD, just wondering if there is an improvement in the purchase price for XXX.
I am looking at another property, super close to the main transit line, which is #1 for the property I buy, which will become a rooming house. This first house has an overall "better" price broken down by room, and has parking and is on the main biking/walk trail through town,so I am interested to see how low I could get them. Doing two properties is not an option at this point. Suggestions please?!? --23.233.xx.xxx |

I avoid a rooming house where a small apartment building is a better investment. Less problems and better quality of tenants. Will cost more upfront where over time will cost less to maintain. If all utilities are separated out like hydro, heat and water metered the value of the rental complex goes up where it is easier to sell. Right now in the province of Ontario vacancies are really low where only on new construction there are vacancies. Separated out utilities rents are more competitive along with avoid problem tenants as they have unpaid utilities. Usually people start off with four plex then move up. London for example has different areas where some are not good. Most landlords have the 25 per cent down than mortgage the rest. Where some take a risk then use CHMC insurance to have lower down payment which protects the lenders. So if buy a building then reduce all operating costs the building becomes worth more. The most abused utility is hydro where if they are paying no windows will be left open where no heaters will be plugged in. Rooming houses will require sprinklers and central fire alarm system along with constant issues. --216.110.xxx.xxx |

An improvement in the purchase price? Really? I would tell that realtor to get bent.
Back when I could play the game I had actually made counter offers that was lower than the first offer. I am not trying to make friends.
It obviously wasn't the perfect deal or you would have gone for it. So don't fall for the strong arm tactics. Stick to the numbers that worked for you.

It is best to think about it from the seller's perspective. They want top price but they are also getting a sting to the pocketbook each month as they pay the costs to maintain it. Some people take longer to realize that holding out for a few thousand is actually costing them more, especially in a more balanced market like we have today. What you don't know: Is the realtor being proactive reaching out to you? Or, is the buyer prompting the realtor to get moving. If it's the later, they may finally be coming to that realization.
If you think they are ready, then play into the psychology on the "fear of missing out". As Jason said, tell them you have found a comparable property, you are in the midst of negotiations, and ask if the buyer would reconsider the original offer because likely you be out of the market soon.
In reality it's only been a couple of weeks since your last offer. It often takes longer. It's sort of like picking tomatoes, if you pick it too soon it has a green/bitter taste instead of the sweetness that comes with a ripeness. --209.205.xxx.xx |

Just let them know that you are happy to discuss but that you will not be raising the amount that you offer and that you are currently looking at a different property that appears to meet your needs just as well.
You are also looking at a property that is higher price per room, and considering that purchasing that, so is there some real reason you could not come up a bit with your offer on the first place if you think that one fits your needs better? --76.178.xxx.xxx |

MikeA, thanks for the time perspective, I am new to this part of the game. I have been in communication for 8 weeks now, only 2 weeks since offer made, so good to know
Ray-N-Pa- The tenants started a fire in the upper part of the house. There is still a little bit of blackened walls, and just framing is done. This would be bonus if finished, and I did not include in my numbers. My understanding is that they just got tired of bad tenants, very pro tenant here.
Oregon Woodsmoke, the first property is double the number of rooms as the second- so more $ flow, but way more turnover too, for a rooming house. I could come up, it no longer seems to be the one that best suits my needs, as the main transit is crazy close to the second one. Also thought they would drop more, if I came low, property is very "industrial"looking, so not much appeal to most people. --23.233.xx.xxx |

Dave-Here is now a slightly stronger buyer's market, but it depends on what type of property. Lower priced go fast, as very few available.

Dave and Zero- I did not have the guts to go lower on my counter offer, first one was pretty low. I will tuck that away for down the road, thanks.

They dropped down CONSIDERABLY!!!!!!
Not as much as I offered, but we are talking. They said a lower #, I said I will talk with my husband, and asked for the serial # for the furnace, thanks Brad.

We have answered with a lower number than original offer before...and it worked. Seller started to panic. This was back when the market was starting to crash, as it is now.
Houses are being reduced every day. Actual offers are being withdrawn every day. Seller missed the "Seller's Market."
