Prospective tenant, older woman has lived in her own house for 25 years, paid off mortgage (most likely due to divorce). She does have rental experience before the house purchase back in the 90s.
Do you seek out the rental reference that far back?

NO,I would not. in home inspection and i would confirm through the county clerks office that what she says is correct would be adequate for that part for me, i would want a reasonable explanation of why she wants to sell and become a tenant --38.248.xx.xx |

Had a prospect fill out an application. He was moving a few hours away from home, where he sold his house.
Was going to try being a teacher. Said he would be with me a year and then would buy a place if he liked the job.
He retired from teaching at the end of last year. Has decided to stay around and be a substitute teacher for fun. Been with me going on 21 years now.

Ken, I believe it's a divorce sale. The house is paid off and this person is VERY loyal to academia.

I accept a paid-on-time mortgage in lieu of a landlord reference. If the house is for sale, or recently for sale, you can call the listing agent about condition and look at the pictures online.
My best tenants have been prior home owners. They have a different attitude about how to take care of a house and about what needs repair and needs it done now. But I want my tenants to call me when something needs fixing so I can get to it while it is still a little problem before it turns into a big problem.
There can sometimes be a bumpy start to a tenancy with a newly divorced woman who is accustomed to having a husband deal with everything. You have to train them that landlords do not deal with spiders in bathtubs or flipped circuit breakers. --76.178.xxx.xxx |

I had a tenant who was selling her home to rent a place with her boyfriend on the opposite end of town. They were ideal tenants for the two years they stayed with me before they bought a house for themselves. I did the usual checks and the two-minute in home visit beforehand and the house was kept perfectly just like the house she sold (which I actually bought from her!). --99.69.xxx.xx |
