I just had a previous landlord reach out to provide additional information about a tenant that we approved. The tenant damaged their rental and possibly had additional people living in the home. If you are already renting to these tenants than you might want to consider how any judgements will decrease their income that pays your rent.

If you have not already rented to these tenants than you may want to consider whether you want too.

If you are now not going to rent to them, than by all means, help a fellow LL out.

Did you not do an in-home visit to where they are moving from?

I would give the information as well.

It is rare that landlords will help other landlords out.

If they have not already signed a lease I would pause and be sure the info provided was accurate. Hate to deny a good tenant because of words from a disgruntled person.

Yes, we already rented to them. The previous landlord said they had a plumbing leak and were not renewing the lease, they were going to fix the place and sell it. I think after the fact they found that the tenant's actions caused the (sink overflowing...per contractor) damage. My initial thought was to pass the information on to the landlord because it is rare for landlords to pass information good/bad to each other; but then had to pause thinking of all the tenant friendly laws. --216.128.xx.xxx

This person is saving you hundreds of not thousands of dollars because you cut corners. The value of that in house visit is incredible - if for no other reason, managing smells after someone moves out.

I wouldn't think twice about giving them this info. They could name you in a court filing causing legal cost. Where you live, really isn't private - especially if you vote --173.188.xx.xxx

Here when contact previous landlords they only will provide any specific information other than would not recommend problem tenants. Rent arrears and completely trashing out rental unit are common where there maybe other issues where ask if they recommend tenants. If run a thorough credit check on all adult applicants then if they are moving around a few times in the year like every three months then it is end of story there. On the rental application if there are blanks they are hiding things. Make sure they provide three pieces of photo copied identification as the one letter check in surname is common. If the credit report comes back no credit history then it ends right there. By running credit checks on all adult applicants bad tenants are weeded out. First before running credit checks go yellow pages to see if place of employment actually exists or go online to check as well. Drive by to see if the address exists on rental applications. If they have reference call the number then ask if have any apartments, houses or condominiums for rent then if they do know what you are talking about more than likely a friend or relative. It is simple head them off at the pass like in western movie where you have avoided handing the keys through the gates of hell. One time drove by a address on the rental application where on the front lawn there was at least $60 dollars CDN of aluminium beer cans on the front lawn which could have taken back to beer store. If house drive by where if there is garbage around it ends right there. Problem tenant lie where unpaid utility bills they are immediately disqualified. Any unpaid cell phone and other unpaid bills no way. One lie there are problem tenants who are looking for keys then moving in to start the eviction all over again. A few evictions trash out rentals they live rent free for a entire year. If on the internet ads will provide rental applications to all interested rental applicants. That way they know credit checks are going to be done then no wasting time with them. A credit score below the seven hundreds should avoid. Remember there are two types of landlords the wanna bee landlords and the professional landlords where problem avoid the professional landlords. One said she is going to the human rights tribunal as I discriminating as she on social assistance and has two children where if she wants rental unit rent must come directly through social assistance. Never called back.So no landlords wants to in revolving door of eviction trash out rental units. --216.110.xxx.xxx
