got a call yesterday, guy asked how do i know you are not a scammer? he never let me answer he just rambled, sensed he needed someone to talk to. he wanted $18000 for his house, i looked it up and he has a $27000 judgment he wasnt even aware of, said he never got served etc. not selling the house this way. anyway now i have his number and he needs cash so probably can buy his overage rights when the time comes, people pay stupid money at tax auctions,he only owes $3000 in back taxes but he doesnt have it --143.244.xxx.xx

Ken, you've got me curious about your strategy.

What is the house worth? I'm guessing less than 45K. If it were worth more like 90K, would you just buy it?

Do you wait for the tax auction because the judgement will be removed? Does it get removed?

Or maybe you'll wait because you can get it for only 30K (judgement + taxes)?

I've never done tax auctions & stuff like that, so I'm just curious to learn.

And, maybe someone else can also learn from more explanation into your reasoning / how your great mind thinks : ).

judgment is only a year old so 9 years to fall off.Yes the county foreclosure would remove the judgment provided the county attorney notifies them properly.The problem is no title company will insure a tax sale property for 2 years so i cant sell it and whatever i pay and put into it i cant refi it out either so i have to be happy with that situation if i buy it.I dont really want the house,it looks like junk and is quite a ways away from where i like to buy,starts adding up to send guys that far.I am also getting into more valuable houses so i wouldnt make enough on this one as i am looking for now.The judgment is owned by a nrsing home,the guy thinks it was related to his mother somehow,the guy is a real blowhard so i dont really want to deal with him anyway,says he is going to go to court because he was never served etc,good luck with that but not going to waste my time.My state only just started allowing overages, i believe this will be the first wave of auctions that will qualify,my attorney is looking into it to see if judgments qualify to collect or just the guy who lost the house can collect, regardless now i have his number,when he loses the house and it gets auctioned i will try to buy his overage rights,he wont know how and he doesnt have enough upfront cash to pay an attorney to do it so i might be able to buy his rights and several others all at the same time and have my attorney apply to the county for the money. I doubt the judgment could be bought,if i wanted the house i would buy it and leave the judgment in place till it drops off, i have done that many times but i dont really want the place so the overage is what i am interested in here. I mail every house on the list and take each call as they come --143.244.xxx.xx

Mapleleaf, I have been getting that a lot lately, i told my wife i think i am going to start telling them if i was scamming you i wouldnt have sent a letter and we wouldnt be talking, it would simply not be in your name anymore and you wouldnt know what to do about it, my wife says you cant tell them that. so i tell them if we make a deal i will write a contract,you dont have to sign it and take it to your attorney and that makes them feel better, by the time i am done with my presentation they almost always sign it and choose not to have an attorney because i will pay my attorney to do the paperwork but they can have there attorney at there expense --143.244.xxx.xx

Ken, I got a questionable phone call about 2 weeks ago from an "Oscar" in Barrow TX who claimed to be a wholesaler for a vacant house up the street from mine. I asked Oscar, are you so and so? (owner that shows up on assessment rolls--we'll call him "Mike")

He said "no I'm Oscar the wholesaler." He was EXTREMELY interested in how much we would offer sight unseen, which I was evasive about for good reason.

He remained evasive as to WHEN he took over this property. He arranged a meeting with me and another potential buyer at the house and low and behold no one showed to open up the lockboxed door. When I called him he said "oh Mike showed up 15 min before the actual appointment and no one was there so he left"

Again, scammy. I said "no that's a lie because the other potential buyer and I were here TWENTY minutes before the appt and no one showed."

He did a tapdance and never heard from him again. --64.246.xxx.xx

mapleleaf, i consider that more incompetent than a scam,the vast majority of wholesalers simply dont know what they are doing and many are willing to do unethical things. once the cycle finally moves into the next phase they will mostly be gone which will be great for those of us who know how to actually do deals --143.244.xxx.xx

6x6 yes a mailing for unpaid property taxes, this month i have 2 local cities and 2 local counties foreclosing for unpaid property taxes, i am getting calls daily but getting to the point i dont know if i can close them with this short of notice but i get a number and be ready for overages --143.244.xxx.xx
