Landlords I have been downsizing my LL business. I am planning to sell off my final building next spring potentially. I have had a vacancy since May. I have not had much interest but received an application last week. Applicant credit is so so but what concerns me is a slip and fall lawsuit on a local business a few years ago (does not appear to be Landlord). Income and references look okay. Applicant claims they are selling a house. Again I am considering selling this property next spring, but would like it rented for the colder months coming. Again not getting much response and this is the best so so application so far. Any advice on how to proceed?

i would sell now before you loose the market, easier to sell vacant than with a tenant in it.easy enough to confirm if applicant actually owns a house if you care --74.77.xx.xx |

Concur, at least locally the market is still positive, but it is losing steam. --98.17.xx.xx |

Agreed with the idea of selling without delay. You're not the only one encountering longer vacancies but that has not yet been priced in. The longer you wait, the greater the chance it will. --23.28.xx.xx |
