I think a new record has been set! Normally I wouldn't have engaged as much as I did but you'll see about her former "job"

Synopsis: Right off the bat, the inquirer asked for two exceptions to the process in the first 10 seconds, immediately followed by a sob story, then on to berate my process:

Inquirer: "Is my low credit score going to be a problem?" (she hasn't even filled out the prequal yet and is refusing to do so)

Me: "All non student applicants 18 yrs or older must have a CS of 600 or above

Inquirer: (middle aged divorced woman :P) reiterates sob story

Inquirer: "I'll continue looking; sometimes the best tenants are the ones who've lost everything and they don't want that to happen again. I did property mgmt for over 50 units and rented to some rough people who were very nice and always paid on time. It's sad you go by the book and not by the situation"

Me: Everything has changed since 2019 here in NYS. The HSTPA has made it extremely difficult to evict those who don't pay rent amongst other things and it's not getting any better for small landlords.

Inquirer: "It's YOU that are enforcing these laws; no one is making you"

(I beg to differ on this one. Every day there is a small landlord who is being sued by their tenants or by AG Tish James)

NE, I don't have automated texts, I cut and paste the greeting and link to automated prequal to text when they call/text in.

I supposed I should have ghosted her at the point when she texted back "can you email me the link instead?"

Then it was "I don't have a gmail account" which is turned off and not required. So too dumb to fill out the form for early 40s divorced woman which, in most people's experience, make the worst tenants. --64.246.xxx.xx

Are you sure she wasn't a tester? Ha Ha

I have had maybe three or four tenants that claimed to be past property managers. None of them were stellar tenants.

If you required them to provide you with a credit report via your vendor before talking with you, then you would have that extra minute left in your life. But since that doesn't seem to matter, then we can continue to enjoy how you get to DQ so quickly.

The magic is how you can Qualify someone in 60 seconds or less. You know how you can do that on a class B unit?

When the lead says, I submitted the credit report just a few minutes ago, the President of Channel Lock tools gave me your number.

Ray, In BLUE states/cities, the magic is to look to DISqualify not qualify or you'll end up with calls from neighbors at best, squatters for months on end at worst. --64.246.xxx.xx

Then stop owning in blue states or in locations where there is so much difficulty finding the correct niche client. The houses up there have been there longer than either one of us have been landlording. There is a reason for them to be there.

Or you can change the system that you operate in. The third option, is enjoy the process of not making money but entertaining other landlords --98.17.xx.xx

As a blue state landlord, I have none of the problems that maple does. If the goal was to dq, using the tech that NE recommended would make dq'ing faster & easier, but would lose out on the drama. --73.2.xx.xx
