It's a contest between tenants and landlords. Tenants put a lot of effort and actual group coordination into figuring out how to cheat the rules and landlord try to keep on top of all the new tricks so they can keep them out.
What brought this on is a couple who applied and neither one of their employers will respond to me in any way. So, I do pay slips, except that I know that tenants now just buy these on the internet, so maybe the pay slips are good and maybe they aren't.
Whatever conditions we set, someone figures out a way to work around them. There are entire companies, entire industries, out there whose sole business is cheating landlords. The playing field is not level. --76.178.xxx.xxx |

It is disheartening to see deceit in people, it's even more disheartening to see a legal system that has grown to accept that as normal. When I started in this business the DA would routinely prosecute people and business for this kind of fraud, including passing bad checks, and the other nonsense that they won't even touch today. Moral decay, I fear we are moving backwards as a society. That's exactly what caused the fall of the Roman empire.

A tenant broke her kitchen faucet spout and demanded I fix the faucet immediately even though it was almost 9pm and for 5 hours she know about the problem but waited until I returned home-- leaning from my manager I was at a nearby property and could have come over to fix it then.
So I replied to her text message, "I was in your area when the problem occurred, but you chose to wait hours to inform me". So because of your actions, I will not fix the faucet Saturday at 9pm or even anytime Sunday. You decided to be an "ass" so go hire your own plumber and pay that bill....
Sunday she reported me to the Police, Housing and 911. Landlord refuses to fix her faucet.
I responded to the City's threats. 1) the tenants daughter parked in MY Parking spot, so Saturday I had no place to park. 2)This tenant hasn't paid rent since December. I'm not a slave labor, no rent, then no repairs.
