I had a tenant do a midnight move on me. Not a big deal. It's happened before and it'll happen again. I'm getting quite a bit of comedy off of it though. She has texted in asking why she owes for July when she was out July 4. I told her a 30 day notice is required and she didn't tell me until after she was out. I also left a 3 day notice on the door and she referenced that in the text as well. So, she's been back to the house for some reason. She told me that I have a deposit of hers and that will take care of July rent. Um, no. The place was left trashed and the yard is a couple feet tall. So, there's going to be expenses associated with it. Now, she is also FUMING MAD that late fees are accruing.

I just can't with these dummies. As the youngins would say, I don't have enough spoons in my drawer for this. Why are you so concerned with all the fees and rent? You aren't going to pay anyway. It won't be collectable either. So, I'm not sure why she keeps contacting me wanting to pick a fight? Got to laugh at these situations. You'll go crazy otherwise.

Amend your lease to say that any midnight move out or other than normal move out will incur a fee of $ xxx ( one months rent, $2500, or whatever). Make them sign and agree to it. --97.85.x.xx

Don't forget the ELT!

July + Aug + ELT + $75 /hour for cleaning and repairs.

I now send them a Docusign for an AGREED JUDGMENT to avoid court. Many sign it or the smaller ones just pay.

Ask for her new address so you can send the balance. Or serve whatever works. Either way, you know to send accounting to the last known if you don't have her new one.
